Angleton and Danbury are moving more homes with only modest inventory growth
Freddie Mac put the average 30-year fixed rate at 7.40% as of October 8, 2026. That is real money on a monthly payment. But the Real Estate Data Aggregator counted 223 pending sales across Angleton and Danbury in the three months ending August 31, 2026. Buyers are still showing up. Pricing and preparation matter more right now than assuming demand has dried up.
Those 223 pending sales tell a real story. The pipeline is actually larger than the number of homes that closed. That means demand is holding. It also means the homes that are priced well are getting picked up.
Angleton (ZIP 77515): more sales, quicker contracts, lower median price
The Real Estate Data Aggregator counted 176 homes sold in ZIP 77515 for the three months ending August 31, 2026. That is up 32.3% from the same period in 2025. More homes are moving. At the same time, the median sale price came in at $262,000, down 7.7% from a year before. Prices dipped, but volume climbed. That combination usually means sellers who priced realistically got results.
Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. That is a useful backdrop. In ZIP 77515, the average sale price came in at 96.7% of list price, up 1.5 points from a year before. Sellers here are not giving away much. But they are also not getting over ask very often: the Real Estate Data Aggregator shows 13.1% of homes sold above list price, up 1.8 points year over year.
Pending sales in ZIP 77515 jumped 59% compared with the same three months in 2025, according to the Real Estate Data Aggregator. That is a big move. Months of supply fell 1.3 months to 4.7 months. The market is not sitting still. Homes are also going under contract faster: median days on market dropped 6 days to 70 days.
Nearly 1 in 5 homes in ZIP 77515 went under contract within two weeks of listing. The Real Estate Data Aggregator put that share at 17.8%, up 1.4 points from a year ago. If a home is priced right and shows well, it does not have to sit.
Danbury (ZIP 77534): a small market with its own rhythm
Danbury is a much smaller market. The Real Estate Data Aggregator counted just 8 homes sold in ZIP 77534 for the three months ending August 31, 2026, with 12 homes for sale and 10 pending. Small sample sizes mean each sale moves the numbers a lot. Take any single figure here with that in mind.
The median sale price in ZIP 77534 came in at $276,000, and the median days on market was 47 days. That is 23 days faster than ZIP 77515. The average sale to list ratio was 95.8%. No homes sold above list price in this period. The Real Estate Data Aggregator also counted 7 new listings and 4.6 months of supply.

The bigger picture: rates are up, but so is activity
Freddie Mac reported the 15-year fixed rate averaged 6.73% as of October 8, 2026. Both rates are higher than many buyers hoped for this year. Realtor.com noted that mortgage rates climbed above 7% for the first time since January 2025. That context matters.
Still, the Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026, and 0.3% from June to July 2026 on a seasonally adjusted basis. Prices nationally are not falling. They are just growing more slowly.
In Angleton, the median price did slip 7.7% year over year. But volume rose sharply. That tells you something useful: buyers here are active, they are just more selective about price. A home that is priced to match what buyers can actually borrow at 7.40% is the one that gets under contract.
- The Real Estate Data Aggregator counted 184 closed sales and 223 pending sales across Angleton and Danbury for the three months ending August 31, 2026. Volume is up.
- Days on market are shorter.
- Supply is only modestly higher.
- The median price in Angleton dipped 7.7%, which means buyers have a little more room, and sellers who price realistically are still closing deals.
- Danbury is a small market: 8 sales in three months.
- One or two homes can shift every number.
- Always look at the specific street and price range, not just the ZIP.
One more thing worth knowing. These are ZIP code numbers. A single street inside ZIP 77515 can read very differently from the overall picture. If you are thinking about your own home, the ZIP code is only the starting point.
