Angleton is moving faster even with higher mortgage rates

Nationally, mortgage rates climbed above 7% for the first time since January 2025, according to Realtor.com. That kind of rate move usually slows things down. In Angleton, it has not stopped buyers from showing up.

The Real Estate Data Aggregator shows homes sold jumped 32.3% year over year. More homes sold, and they sold a little faster. The median days on market dropped 6 days compared with the same period in 2025.

The median sale price did dip. The Real Estate Data Aggregator puts it at $262,000, down 7.7% from a year ago. That is worth knowing if you are pricing a home right now. Buyers are active, but they are paying attention to value.

Homes are moving, but pricing still matters

The Real Estate Data Aggregator found that 17.8% of Angleton homes went under contract within two weeks of listing during this period. That share is up 1.4 points from a year before. Nearly 1 in 6 homes found a buyer fast. The rest took longer.

Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. That is the backdrop for every market right now. Angleton is holding up better than that picture suggests, but preparation still matters.

Sellers who priced well did not have to cut. The Real Estate Data Aggregator shows 13.1% of Angleton homes sold above list price, up 1.8 points from a year ago. That does not happen by accident. It happens when a home is priced right from the start.

A quick look at Danbury

Danbury (ZIP 77534) is a much smaller market. The Real Estate Data Aggregator counted 8 homes sold and 10 pending in the three months ending August 31, 2026. With only 12 homes for sale, one or two sales can move the numbers a lot. The median sale price was $276,000 and median days on market was 47 days. No homes sold above list price in this period.

The rate picture nationally

Rates are real and they are high. Redfin reported the weekly average mortgage rate at 7.4% for the four weeks ending October 18, 2026. At that rate, Redfin put the median monthly mortgage payment for U.S. homebuyers at $2,796. That is a real cost for anyone writing an offer today.

The Federal Housing Finance Agency reported U.S. home prices rose 2.6% from July 2025 to July 2026. Prices are still moving up nationally, just slowly. Angleton's 7.7% price dip runs against that trend, which may be part of why buyers are showing up here.

In short
  1. Pending sales in Angleton are up 59% year over year, even with rates above 7%.
  2. More homes sold, supply tightened, and sellers who priced well still got above-list offers.
  3. The median price dipped 7.7%, so buyers are paying attention to value.
  4. Danbury moved faster by days on market but had far fewer sales.
  5. One street can read very differently from the ZIP code as a whole.
