Angleton is moving faster even with more homes on the market

The one fact that changes what you should do right now: pending sales in Angleton jumped 59% compared with the same three months last year. The Real Estate Data Aggregator counted 213 pending sales in ZIP 77515 for the three months ending August 31, 2026. Buyers are active. But there are also more homes to choose from, so pricing from the start matters more than ever.

Nationally, Realtor.com reported that active listings topped 1.16 million homes in September 2026. Angleton felt some of that same rise. The Real Estate Data Aggregator counted 269 homes for sale in ZIP 77515, up 3.1% from a year ago. New listings hit 231, up 14.9%. More competition is real. But months of supply fell to 4.7, down 1.3 months from last year. That tells you buyers are absorbing the new supply.

Prices dipped a little, but homes are selling closer to asking

The median sale price in ZIP 77515 came in at $262,000 for the three months ending August 31, 2026, according to the Real Estate Data Aggregator. That is down 7.7% from the same period last year. Prices softened. That is an honest fact. But here is what goes with it: sellers averaged 96.7% of their list price, up 1.5 points from a year ago. Homes that are priced right are still closing very close to asking.

Days on market also improved. The Real Estate Data Aggregator put the median at 70 days in ZIP 77515, which is 6 days shorter than the same stretch last year. Not every home sold fast, but the trend moved in the right direction. Nearly 1 in 5 homes went under contract within two weeks of listing: the Real Estate Data Aggregator put that share at 17.8%, up 1.4 points from a year ago.

What the national picture adds

Nationally, Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That is a real headwind for buyers everywhere. Realtor.com also noted that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. Angleton's own numbers look steadier than that national picture, but rates affect every buyer who needs a loan.

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Angleton's median moved the other direction over that same window. That gap is worth knowing if you are setting a price.

Danbury is a different, quieter market

Danbury (ZIP 77534) runs on much smaller volume. The Real Estate Data Aggregator counted 8 homes sold and 12 homes for sale in the three months ending August 31, 2026. With numbers that small, one sale can shift every average. The median sale price there was $276,000. Median days on market was 47, which is faster than Angleton. Sellers averaged 95.8% of list price, and no home sold above asking in that period.

The combined market in one number

Across both ZIP codes together, the Real Estate Data Aggregator counted 184 homes sold, 281 homes for sale, 238 new listings and 223 pending sales for the three months ending August 31, 2026. Pending sales nearly match active listings. That is a sign buyers are keeping pace with supply.
