Brazosport is giving buyers more room to choose
The biggest change in Brazosport right now is simple: there are more homes to choose from. The Real Estate Data Aggregator counted 326 homes for sale across Lake Jackson, Clute, Brazoria and West Columbia in the three months ending August 31, 2026. That is up 4.8% from a year ago. For buyers, that means more options. For sellers, it means your home is sitting next to more competition than it was last year.
Realtor.com reported that active listings nationally topped 1.16 million homes in September 2026. Even so, national inventory still sits 9.1% below pre-pandemic norms, according to Realtor.com. Brazosport is moving in the same direction as the country: more supply, but not a flood of it.
Nationally, Realtor.com also found that 20.8% of listings saw a price reduction in September 2026, the highest share since 2018. That lines up with what the Real Estate Data Aggregator shows locally: homes are taking longer to sell, and fewer are going above list price than a year ago. Pricing carefully from the start matters more now.
How each community looks right now
The numbers tell four different stories. Lake Jackson is the busiest market and saw prices rise. Clute held steady on sales volume. Brazoria and West Columbia are slower, with more supply sitting on the market. Here is what the Real Estate Data Aggregator counted for the three months ending August 31, 2026.
| Lake Jackson | Clute | Brazoria | West Columbia | |
|---|---|---|---|---|
| Median sale price | $290,000 | $255,000 | $224,950 | $258,500 |
| Price change vs. last year | +10.7% | -9.2% | -20.4% | -13.5% |
| Homes sold | 105 | 40 | 22 | 25 |
| Median days on market | 48 | 63 | 71 | 78 |
| Months of supply | 3.9 | 4.9 | 8.6 | 8.1 |
Lake Jackson: prices up, but homes are taking longer
Lake Jackson is the strongest market in the group. The Real Estate Data Aggregator put the median sale price at $290,000, up 10.7% from the same three months in 2025. That is real price growth. But 105 homes sold, down 8.7% from a year ago. And the median days on market stretched to 48 days, which is 14 days longer than last year. Homes are worth more, but they are not flying off the market.
One detail worth noting: the Real Estate Data Aggregator found that only 8.6% of Lake Jackson homes sold above list price, down 3.6 points from last year. Sellers who price at or just below market are still closing near full price. The average sale came in at 97.6% of list, up 0.8 points from a year ago. That is a healthy ratio, but it does not leave room for wishful pricing.
Clute: more inventory, but buyers are moving faster on the right homes
Clute tells a mixed story. The Real Estate Data Aggregator counted a median sale price of $255,000, down 9.2% from a year ago. That is a meaningful dip. At the same time, 40 homes sold, up 5.3% from last year. And here is the interesting part: 31.7% of Clute homes went under contract within two weeks of listing, up 13.5 points from a year ago. When a home is priced right in Clute, buyers are still moving quickly.
Brazoria: the most supply, the most patience required
Brazoria is the softest market in this group right now. The Real Estate Data Aggregator counted a median sale price of $224,950, down 20.4% from a year ago. Only 22 homes sold, down 38.9%. The months of supply sits at 8.6, up 1.9 months from last year. That is a lot of inventory relative to demand. Sellers here need to be realistic about price and condition. Homes that are priced well are still moving: 22.7% went under contract within two weeks, up 10.2 points from a year ago.
West Columbia: slower sales, but sellers are getting closer to list
West Columbia saw 25 homes sell in the three months ending August 31, 2026, down 34.2% from a year ago, according to the Real Estate Data Aggregator. The median sale price came in at $258,500, down 13.5%. Supply is high at 8.1 months. But there are a couple of encouraging signs. The average sale closed at 96.9% of list, up 0.4 points. And 8% of homes sold above list price, up 8 points from a year ago. A small number, but a shift worth watching.
What this means if you are buying
More homes for sale means you have real choices. The Real Estate Data Aggregator counted 286 new listings across Brazosport in the three months ending August 31, 2026, up 7.1% from a year ago. You are less likely to feel rushed. You have more room to compare homes, ask questions, and negotiate. That said, well-priced homes in Lake Jackson and Clute are still going under contract quickly. Do not assume every home will wait for you.
What this means if you are selling
The Real Estate Data Aggregator counted 192 homes sold across all four communities in the three months ending August 31, 2026, down 15.4% from a year ago. Fewer sales and more listings mean your home has to earn attention. Condition, price, and presentation matter more than they did a year ago. Homes that are priced at market are still closing. Homes that are not are sitting. The data is clear on that point.
One more thing to keep in mind: Brazosport ISD covers Lake Jackson, Clute and Freeport. Plant and refinery jobs at Dow and nearby facilities drive a lot of the demand in this area. That local employment base gives Brazosport a foundation that is different from a typical bedroom community. It is worth knowing when you are thinking about long-term value.
