Clear Lake held its pace even with higher mortgage rates
Rates are high. Redfin reported the U.S. mortgage rate at 7.24% for the four weeks ending November 1, 2026. Realtor.com noted they peaked at 7.40% in mid-October 2026. That is real pressure on buyers. But this market kept moving anyway.
The Real Estate Data Aggregator counted 434 homes sold across these six ZIP codes in the three months ending August 31, 2026. That is up 11.6% from the same months a year before. More people bought, not fewer.
Inventory actually shrank. The Real Estate Data Aggregator counted 530 homes for sale across the market, down 5.9% from a year ago. Fewer choices for buyers, which keeps sellers in a decent spot even with costly financing.
ZIP by ZIP: the story changes fast
The market-wide numbers are a starting point. Each ZIP code tells a different story, and the gap between them is wide.
77059: the fastest corner of the market
ZIP 77059 in Clear Lake is where the speed story is clearest. The Real Estate Data Aggregator found that 45.6% of homes there went under contract within two weeks of listing. That share jumped 21.5 points from the same period a year ago.
Supply sat at just 2.6 months, according to the Real Estate Data Aggregator. That is lean. The median sale price was $436,750, up 6.5% from a year before. Homes sat a median of 24 days before going under contract.
77062: quick sales, prices climbing
ZIP 77062 in Clear Lake had the shortest median time on market of any ZIP here. The Real Estate Data Aggregator put it at 22 days, six days shorter than a year ago. The median sale price was $325,000, up 8.3%. Nearly 4 in 10 homes went under contract within two weeks.
Homes sold there fell 9.8% from a year ago, so the pool of buyers is competing over a smaller set of listings. That is part of why things move quickly.
77598: Webster saw the biggest price jump
Webster's 77598 ZIP had the highest median sale price in the market at $450,000. The Real Estate Data Aggregator showed that up 70.8% from a year ago, which is a striking move. Sales volume also jumped 84.8%, to 61 homes sold.
Still, not every home moved fast there. The median was 37 days on market, 12 days longer than a year ago. Supply sat at 4.8 months. About 31.2% of homes sold above list price, up 10 points from last year. So the right home can still draw strong offers, but pricing matters more here than in 77059.
77058: more inventory, more time, but improving
ZIP 77058 in Clear Lake took longer. The Real Estate Data Aggregator counted a median of 43 days on market, though that is 25 days shorter than a year ago. That improvement is real. Supply dropped 3.1 months to 3.5 months. Sales jumped 40.4%.
The median sale price was $250,000, up 8.3%. Homes for sale fell 25.7% from a year ago. Less competition coming onto the market helped sellers, even if homes did not move as fast as in 77059 or 77062.
Seabrook and Kemah: different paces, both improving
Seabrook's 77586 ZIP had 102 homes sold, up 3% from a year ago. The median sale price dipped a little, down 2.1% to $345,620. Days on market was 48, just one day longer than last year. Supply fell 0.7 months to 4.6 months. About 25.2% of homes went under contract within two weeks, up slightly.
Kemah's 77565 ZIP is the most patient market in this group. The Real Estate Data Aggregator put the median days on market at 91, though that is 29 days shorter than a year ago. Pending sales surged 55.9%, and inventory fell 27.5%. The median sale price was $346,335, up 3.8%. Things are moving in the right direction, just more slowly.
What higher rates mean here
Redfin reported the U.S. mortgage rate at 7.24% for the four weeks ending November 1, 2026. Realtor.com noted rates averaged 7.33% in October 2026, about 107 basis points above a year ago. That is a real cost for buyers.
Even so, the Federal Housing Finance Agency reported U.S. home prices rose 2.4% from August 2025 to August 2026. Nationally and locally, prices have not fallen. Buyers are adjusting, not disappearing.
For sellers: a well-priced home in 77059 or 77062 can still move in weeks. For buyers: supply is tight in those same ZIPs, so being ready matters.
