Clear Lake still has the fastest pace in this market
Rates are high. CNBC reported the average 30-year fixed mortgage sat at 7.37% as of October 28, 2026. That is real money on a monthly payment. Yet in the three months ending August 31, 2026, one part of Clear Lake barely flinched.
The Real Estate Data Aggregator counted 78 homes sold in ZIP 77059 during that period. Nearly half of all listings, 45.6%, went under contract within two weeks. That share jumped 21.5 points from the same months a year before. Supply sat at just 2.6 months. Those two numbers together tell you demand there is real and consistent.
For sellers in that pocket, solid pricing and good prep still get rewarded. For buyers, the best homes in 77059 are moving fast. A clean, ready offer matters more when inventory is this lean.
How the six ZIP codes compared
Not every part of this market moves the same way. The Real Estate Data Aggregator tracked all six ZIP codes for the three months ending August 31, 2026. Speed, price, and supply varied widely from one area to the next.
ZIP 77059: the fastest pocket
The Real Estate Data Aggregator showed 77059 with just 2.6 months of supply and a median of 24 days on market. Sellers there got 98.1% of list price on average. Nearly 1 in 5 homes, 18%, sold above list. That share rose 10.6 points from a year before.
ZIP 77062: close behind on speed
The Real Estate Data Aggregator counted 83 homes sold in 77062 in those same three months. Median days on market was 22, the lowest of any ZIP in this market. Supply was 2.8 months. About 38.4% of homes went under contract within two weeks, up 4.7 points from the year before. Prices there had a median of $325,000, up 8.3%.
ZIP 77598 (Webster): the highest prices, more inventory
Webster's 77598 had the highest median sale price of any ZIP here: $450,000, up 70.8% from the same months in 2025. That is a striking jump. The Real Estate Data Aggregator counted 61 homes sold, up 84.8%. Still, supply was 4.8 months and the median sat at 37 days on market, so buyers there have more room to look around.
Only 23.5% of 77598 homes went under contract within two weeks, down 12.4 points from last year. The pace is slower than the Clear Lake ZIPs, and pricing precision matters more when buyers have options.
Seabrook and Kemah: more time on market
Seabrook's 77586 had 102 homes sold, up 3% from a year before. But the median price dipped 2.1% to $345,620. Days on market was 48. Only 3.9% of homes sold above list, down 9.2 points. Supply was 4.6 months. Sellers in Seabrook are still closing deals, but the numbers say pricing needs to be sharp.
Kemah's 77565 is a different story. The Real Estate Data Aggregator showed a median of 91 days on market, the highest in this market. That said, it was 29 days shorter than the same period a year before, which is real improvement. Pending sales jumped 55.9%. Supply dropped 2.9 months to 4.6. Kemah is moving in the right direction, but patience is still part of the plan there.
The wider market: more sales, less inventory
Across all six ZIP codes together, the Real Estate Data Aggregator counted 434 homes sold in the three months ending August 31, 2026. That was up 11.6% from the same months in 2025. Homes for sale fell 5.9% to 530. New listings edged up just 1.3% to 543. Pending sales rose 5.5% to 444.
What rising rates mean for this market
CNBC reported that the average 30-year fixed rate was 7.37% as of October 28, 2026. That is not a small number. Nationally, CNBC also noted that mortgage applications to purchase a home were 18% lower than the same week a year ago, even with a 4% weekly uptick. Some buyers are stretching into adjustable-rate loans: CNBC reported the ARM share of applications hit 11.3%, the highest in more than a year.
In this market, though, the tightest ZIPs kept moving. That tells you demand in Clear Lake is not purely rate-driven. Location, schools, and proximity to employers are doing real work here.
