Crystal Beach and Port Bolivar buyers are active, even with more room to negotiate
Pending sales in Crystal Beach and Port Bolivar jumped 44.4% in the three months ending August 31, 2026, according to the Real Estate Data Aggregator. That is the number that matters most right now. It tells you real buyers are still showing up, even with mortgage rates above 7%.
But here is the honest part. The median sale price slipped to $390,000, down 4.3% from the same months in 2025, per the Real Estate Data Aggregator. Buyers are active, and they are negotiating. Sellers who price with that in mind are the ones moving homes.
Buyers are here. They are just not in a hurry.
The Real Estate Data Aggregator counted 91 pending sales in the three months ending August 31, 2026. That is a real number of real buyers under contract. At the same time, the median home took 131 days to sell. Those two things can both be true.
Homes sold for 93.8% of list price on average, per the Real Estate Data Aggregator. That gap from asking to closing has held steady for a year. It means buyers are consistently negotiating about 6 cents on the dollar off the list price. If your price is already stretched, that math gets harder fast.
Only 1.4% of homes sold above list price in this period, according to the Real Estate Data Aggregator. Bidding wars are not the story here. Patience and price are.
Rates above 7% are a real headwind nationally.
Realtor.com reported the 30-year fixed rate rose to 7.40% as of October 8, 2026. That is the highest in 35 months. A year ago, Realtor.com put it at 6.30%. That 110-basis-point climb costs buyers real money every month.
CNBC reported the average contract rate for 30-year conforming loans reached 7.49% the week of October 7, 2026. Purchase applications fell 2% for that same week. Nationally, buyers are feeling the squeeze.
And yet, Crystal Beach and Port Bolivar saw more closings, not fewer. That tells you something about the buyers who are still stepping in. Many coastal buyers here are less rate-sensitive than a typical first-time buyer. Cash and equity play a bigger role in this market.
Realtor.com noted that home prices are down 1.4% year over year for cash buyers in the current market. That lines up with what the Real Estate Data Aggregator shows locally: a 4.3% dip in median price.
Supply is still elevated, but it is coming down.
The Real Estate Data Aggregator counted 275 homes for sale in ZIP 77650 during this period. That is down 15.1% from a year ago. Fewer choices for buyers, but still nearly 12 months of supply. That keeps buyers in the driver's seat on price.
New listings rose 16% from a year ago, per the Real Estate Data Aggregator, with 109 new homes hitting the market. More sellers are trying. The ones who price realistically are the ones who close.
Nationally, Realtor.com reported that price cuts hit four-year highs in September 2026. About 5.6% of homes on the market nationally were delisted that month. Crystal Beach and Port Bolivar are not immune to that pressure.
A note for buyers and sellers on the Bolivar Peninsula.
Crystal Beach and Port Bolivar are coastal markets. That means windstorm coverage and elevation certificates matter. A TWIA windstorm certificate (WPI-8) can affect your ability to close and your buyer's ability to insure. Ask about it early, not at the closing table.
Elevation is a real selling point here when it is documented. Raised homes on piers or stilts can mean lower flood insurance costs. If you have an elevation certificate, keep it handy. If you do not, it may be worth getting one before you list.
Short-term rental use is popular in this area, but rules and HOA restrictions vary by property. Never assume a home is rental-ready without checking. That is a conversation to have before you make an offer, not after.

These numbers cover all of ZIP 77650. One street, one canal lot, one beachfront property can read very differently from the ZIP-wide picture. Beachfront, canal, bay and interior lots are different products with different buyers and prices. The ZIP code average does not tell your home's story.
