Crystal Beach and Port Bolivar sales picked up even as prices eased
Here is the number that matters most right now. The Real Estate Data Aggregator counted 65 homes sold in ZIP 77650, Crystal Beach and Port Bolivar, in the three months ending July 31, 2026. That is up 35.4% from the same months a year before. More buyers are active out here. At the same time, the median sale price came in at $390,000, down 11.8% from a year ago. So activity is up, but prices have eased. Those two things can both be true, and they are.
For context, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% year over year through July 2026. Crystal Beach and Port Bolivar moved in the opposite direction on price. That is not a signal to panic. It is a signal to price carefully and make sure the property shows well.
Homes are selling faster than last year
The Real Estate Data Aggregator shows the median days on market dropped to 93 days, which is 33 days shorter than the same period in 2025. That is a real improvement. Pending sales also rose sharply. The Real Estate Data Aggregator shows homes sold at an average of 94% of list price, down 0.9 points from a year before. That means sellers gave up about 6 cents on the dollar, on average. Only 1.5% of homes sold above list price. That figure is actually up 1.5 points from a year ago, which is a small but real sign that well-priced homes can still attract competition.
