Here is the number that stands out most for homeowners in Crystal Beach and Port Bolivar. The Real Estate Data Aggregator counted 71 homes sold in ZIP 77650 during the three months ending August 31, 2026. That is up 24.6% from the same three months in 2025. More homes are closing. That is real progress.

At the same time, the Real Estate Data Aggregator shows the median sale price came in at $390,000, down 4.3% from a year ago. Prices eased a little. That is an honest admission worth knowing before you pick a list price.

More buyers are moving, but they are not rushing

Pending sales jumped 44.4%, according to the Real Estate Data Aggregator. That tells you buyers are out there and making decisions. But the median days on market was 131 days, four days longer than last year. Buyers are looking carefully. They have choices.

The Real Estate Data Aggregator counted 275 homes for sale during the period, down 15.1% from a year ago. Fewer homes on the market, yet supply still sits at 11.9 months. That is a lot of inventory relative to the pace of sales. It means condition and price still do the heavy lifting.

What buyers are actually paying

The Real Estate Data Aggregator shows the average sale price came in at 93.8% of list price. That figure held steady from a year ago, which is worth noting. Sellers who priced right were still getting close to their number. Only 1.4% of homes sold above list price, up 1.4 points from last year, so bidding wars are rare here.

That 7.7% of homes that went under contract within two weeks of listing is small, but it grew. It was up 4.5 points from a year ago, per the Real Estate Data Aggregator. A well-priced, well-presented home can still move quickly here.

The national picture adds some context

Nationally, Realtor.com reported that price cuts hit 4-year highs in September 2026. That tracks with what the Real Estate Data Aggregator shows locally: prices have eased, and buyers know it. Realtor.com also noted that mortgage rates topped 7% in September 2026. That is a real headwind for buyers trying to qualify.

CNBC reported that the average contract interest rate for 30-year fixed-rate mortgages came in at 7.41% as of late October 2026. CNBC also noted that mortgage purchase applications were down 18% year over year for that same week. Fewer people applying for loans means the pool of ready buyers is smaller than it was.

What this means if you own a home here

Crystal Beach and Port Bolivar are a coastal market with their own rules. Windstorm coverage, elevation certificates, and TWIA requirements are part of every transaction here. Buyers ask about them. Having your paperwork in order can make a real difference when an offer comes in.

The market is moving more than it did a year ago. But with 131 days as the median time to sell and 11.9 months of supply, patience and realistic pricing matter. The homes that are selling are the ones priced for where the market is today, not where it was two years ago.

New listings were up 16% from a year ago, per the Real Estate Data Aggregator. More sellers are trying. The ones who succeed are pricing honestly and making sure their home stands out.

In short
  1. Sales volume is up 24.6% and pending sales jumped 44.4%.
  2. The median price eased 4.3% to $390,000. Homes are taking about 131 days to sell.
  3. Supply is still high at 11.9 months.
  4. Pricing and condition are doing the work right now.
  5. All data from the Real Estate Data Aggregator, three months ending August 31, 2026, ZIP 77650.

One more thing worth saying. These numbers cover all of ZIP 77650. A beachfront home, a canal lot, a bay-side property, and an interior lot are four different products with four different buyer pools. What is true for the ZIP code may not be true for your street.
