Dickinson and San Leon are gaining price strength as inventory tightens

The one number that matters most if you own in Dickinson or San Leon: the Real Estate Data Aggregator counted a 5.1% rise in median sale price in ZIP 77539 for the three months ending August 31, 2026. At the same time, homes for sale there dropped 16.7% from a year before. Fewer choices for buyers, and prices moving up. That combination tends to improve your position as a seller.

There is a real headwind, though. CNBC reported the average 30-year fixed rate hit 7.49% in the week ending October 7, 2026. Realtor.com reported rates topped 7% for the first time since January 2025. Buyers are watching their monthly payments closely, and that slows decisions. The data shows homes in 77539 still took a median of 44 days to sell. That is not fast, but it is 9 days shorter than the same period last year, according to the Real Estate Data Aggregator.

Sales volume tells the same story. The Real Estate Data Aggregator counted 165 homes sold in 77539 in those three months, up 17% from a year before. Pending sales rose 15.5% too. More buyers are committing, even with rates where they are. New listings fell 8.7%, which is part of why inventory is shrinking. When fewer homes come to market and sales keep climbing, supply tightens.

About 13.3% of homes in 77539 sold above list price, up 3.4 points from a year ago, per the Real Estate Data Aggregator. That is not a majority, but it is a meaningful shift. Sellers who price well are seeing real competition. The average sale-to-list ratio came in at 97.7%, up slightly.

How League City (ZIP 77573) compares

League City tells a different story. The Real Estate Data Aggregator put the median sale price in ZIP 77573 at $399,995 for the three months ending August 31, 2026. That is down 4.8% from a year before. Volume also dipped, with 399 homes sold, down 5.2%. Homes for sale fell 3.9%, but months of supply held flat at 3.2 months. The market there is not falling apart, but it is not gaining price strength the way 77539 is.

The speed story in 77573 is encouraging. Median days on market came in at 36 days, 9 days shorter than a year ago. And 31.6% of homes went under contract within two weeks of listing, up 6.5 points from a year before, per the Real Estate Data Aggregator. Well-priced homes are moving. The sale-to-list ratio was 97.8%, up 0.6 points.

The national backdrop

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. The 5.1% gain in 77539 is running nearly double that national pace. That context matters. Local gains are not just riding a national wave. Something specific is happening in Dickinson and San Leon: supply is tightening faster than the country as a whole.

Rates are the real weight on this market right now. CNBC reported the average 30-year fixed rate at 7.49% as of October 7, 2026. Applications to purchase a home fell 15% compared with the same week a year ago, also per CNBC. Buyers are not gone, but they are cautious. That is why pricing precisely still matters, even in a tightening market.
