Dickinson is tightening as sales rise and inventory shrinks
The one fact that changes what a Dickinson homeowner should think about right now: sales rose 17% while available inventory fell 16.7%, according to the Real Estate Data Aggregator for the three months ending August 31, 2026. That means demand held up even as rates climbed. Fewer homes to compete with is a real advantage if you are thinking about selling.
Realtor.com reported that mortgage rates topped 7% for the first time since January 2025, in late September 2026. Fannie Mae, as reported by CNBC, forecast the average 30-year fixed rate at 7.4% for the fourth quarter of 2026. Rates at that level slow some buyers down. But in Dickinson, the Real Estate Data Aggregator still counted 165 homes sold in those three months, up from the same period a year ago.
What the Dickinson numbers are telling us
The Real Estate Data Aggregator shows the median sale price in Dickinson reached $310,000, up 5.1% from a year ago. That is a meaningful gain. Nationally, the Federal Housing Finance Agency reported U.S. home prices rose just 2.6% from July 2025 to July 2026. Dickinson is outpacing that national number.
Homes are also selling faster. The Real Estate Data Aggregator counted a median of 44 days on market, 9 days shorter than the same period last year. Sellers were getting 97.7% of their asking price on average, up 0.1 points from a year ago. Those are steady signals, not flashy ones, but they point the same direction.
New listings in Dickinson fell 8.7% from a year ago, according to the Real Estate Data Aggregator. Fewer sellers came to market. That helped pull months of supply down by 2 full months, to 4.8 months. Supply is still above what most call a seller's market, but the direction of travel matters. It is tightening.
Pending sales rose 15.5% from a year ago, the Real Estate Data Aggregator shows. That is a forward-looking number. It tells you buyers are still writing contracts, even with rates where they are. About 13.3% of homes sold above list price, up 3.4 points from a year ago. Not every home got a bidding war, but more did than last year.
How League City compares
League City (77573) tells a different story. The Real Estate Data Aggregator counted 399 homes sold in the three months ending August 31, 2026, down 5.2% from a year ago. The median sale price slipped to $399,995, down 4.8%. These are two separate markets with their own dynamics. Do not read one as a signal for the other.
| Dickinson 77539 | League City 77573 | |
|---|---|---|
| Median sale price | $310,000 | $399,995 |
| Price change vs. last year | +5.1% | -4.8% |
| Homes sold | 165 | 399 |
| Sales change vs. last year | +17% | -5.2% |
| Median days on market | 44 days | 36 days |
| Months of supply | 4.8 | 3.2 |
One thing League City did show: homes went under contract within two weeks of listing at a 31.6% rate, up 6.5 points from a year ago, per the Real Estate Data Aggregator. That means well-priced League City homes are still moving quickly. The median days on market there was 36, which is 9 days shorter than a year ago, matching Dickinson's improvement.
The rate picture and what it means locally
Nationally, the picture is more cautious. Redfin reported that the weekly average mortgage rate hit 7.4% on October 8, 2026, a three-year high. Redfin also reported that the estimated number of homebuyers nationally in September was 928,892, the lowest level since 2013. That is a real headwind for buyers everywhere.
Redfin reported the median U.S. home-sale price rose just 0.5% year over year, the slowest growth since March. The median asking price nationally fell 0.3% year over year, the first decline since March. Those are national figures. Dickinson's 5.1% price gain stands apart from that trend, at least for this period.
- Dickinson saw more sales, higher prices, and less inventory in the three months ending August 31, 2026, even as national mortgage rates climbed past 7%.
- League City saw fewer sales and a slight price dip in the same period.
- Both markets saw homes sell faster than a year ago.
- Every street reads a little differently from the ZIP code as a whole.
These numbers cover the three months ending August 31, 2026. They are a snapshot, not a forecast. One street in Dickinson or League City can read very differently from the ZIP code average. If you want to know where your specific address lands, that is exactly what I look at.
