Mortgage rates have climbed sharply. Realtor.com reported rates topped 7% for the first time since January 2025, and CNBC reported the average 30-year fixed rate hit 7.49% in early October. That is the backdrop for both of these markets right now.

Dickinson (77539): more buyers, less to buy

The Real Estate Data Aggregator counted 165 homes sold in 77539 in the three months ending August 31, 2026. That is up 17% from the same three months in 2025. At the same time, homes for sale fell 16.7%, to 259. Fewer homes and more buyers is a straightforward recipe for price support.

The Real Estate Data Aggregator shows the median sale price in 77539 rose to $310,000, up 5.1% from a year ago. Months of supply dropped by 2 full months. That is a meaningful shift. Sellers have more breathing room than they did last year.

Homes are also taking less time to sell. The median days on market fell 9 days shorter than a year ago, to 44 days. Not every home moved quickly, but the direction is clear.

The Real Estate Data Aggregator shows 13.3% of homes in 77539 sold above list price, up 3.4 points from a year ago. That is still a minority, but it is growing. For buyers, that means some well-priced homes are drawing real competition.

New listings in 77539 fell 8.7% from a year ago, to 231. With fewer homes coming on and more going under contract, buyers who wait for the perfect listing may find fewer choices as the months go on.

League City (77573): faster sales, slightly lower prices

League City's 77573 ZIP tells a different story. The Real Estate Data Aggregator counted 399 homes sold there in the three months ending August 31, 2026, down 5.2% from a year ago. The median sale price dipped to $399,995, down 4.8%.

That price dip is real, but so is this: homes in 77573 are selling faster. The median days on market fell 9 days shorter than a year ago, to 36 days. And 31.6% of homes went under contract within two weeks of listing, up 6.5 points from a year ago.

Nearly one in three homes in 77573 found a buyer within two weeks. That is a real signal of demand, even with a softer median price. The Real Estate Data Aggregator also shows pending sales in 77573 edged up 0.7%, to 434. The pipeline of buyers is holding.

New listings in 77573 rose 13.1%, to 544. More homes came on than in Dickinson. That extra supply is likely part of why the median price softened a little.

What the national picture adds

Rates are not making this easier for buyers anywhere. CNBC reported the average 30-year fixed rate at 7.49% in early October. That is real pressure on monthly payments. The Federal Housing Finance Agency reported U.S. home prices rose 2.6% from July 2025 to July 2026. Local prices here are moving differently by ZIP, so national figures are context, not a local forecast.

In short
  1. Dickinson saw more sales, rising prices, and tighter supply in the three months ending August 31, 2026. League City moved homes faster but saw the median price dip slightly with more new listings coming on.
  2. Both markets saw homes sell about 9 days faster than a year ago.
  3. Rates above 7% are a real factor for buyers in both places.
  4. One street can read very differently from the whole ZIP code, so the ZIP numbers are a starting point, not the whole story.
