The Real Estate Data Aggregator counted 231 homes for sale in ZIP 77541, which covers Freeport and Surfside Beach, during the three months ending August 31, 2026. Only 54 sold. That math gives us 13.1 months of supply. Six months is usually considered balanced. Thirteen months means buyers have real room to ask questions, compare homes, and push on price.

That 114-day median is 45 days longer than the same period in 2025, according to the Real Estate Data Aggregator. Nearly four months is a long time for a home to sit. For a buyer, that means less pressure to rush. For a seller, it means the first price you pick matters more than ever.

The median sale price did rise 6% year over year to $265,000, per the Real Estate Data Aggregator. That is worth noting. Prices have not collapsed. But sellers are giving more ground at the table. The average home sold for 93.8% of its list price, down 1.5 points from a year ago. On a $265,000 home, that gap is roughly $16,000.

Almost nobody is bidding over list price

Only 3.7% of homes sold above list price during the three months ending August 31, 2026, according to the Real Estate Data Aggregator. That is down 5.3 points from a year before. Bidding wars are not part of this market right now. Buyers coming in with a measured offer are in a much better position than they were in 2025.

Mortgage rates are adding to the slowdown

Freddie Mac reported the 30-year fixed mortgage rate at 7.24% as of October 29, 2026. That is down slightly from 7.32% the week before, according to Realtor.com, but still well above where most buyers hoped rates would land by now. Realtor.com also noted that rates topped 7% for the first time since January 2025 back in September 2026. Higher monthly payments shrink the pool of buyers who can qualify. That is part of why homes are sitting longer.

CNBC reported on October 28, 2026 that adjustable-rate mortgages made up 11.3% of mortgage applications, the highest share in more than a year. Some buyers are looking for any way to lower their monthly payment. That is worth knowing if you are shopping or selling in this range.

New listings are up, but buyers are not rushing

The Real Estate Data Aggregator counted 121 new listings in ZIP 77541 during the three months ending August 31, 2026. That is up 13.1% from a year before. More homes coming to market while fewer buyers are closing means the inventory pile grows. Pending sales fell 11.7% year over year to 68. And only 4.4% of homes went under contract within two weeks of listing, down 16.4 points from the same period in 2025. Quick sales are the exception, not the rule.

What this means if you are a seller

A slower market does not mean you cannot sell. It means you have less room for error. Pricing close to what comparable homes actually closed at matters more than it did a year ago. Preparation matters too. Coastal homes in Brazosport and Surfside come with real considerations for buyers: windstorm coverage, flood zone status, and elevation certificates all factor into what a buyer can afford to close. Having those documents ready can shorten the time a buyer needs to make a decision.

What this means if you are a buyer

You have more time and more leverage than buyers had a year ago. Homes are sitting for 114 days on average. That gives you room to get an inspection, review the flood zone designation, and ask questions. Surfside Beach is a separate town from Galveston with its own beach access and its own buyer profile. Make sure you know what you are buying, including the insurance picture, before you commit.

In short
  1. The three months ending August 31, 2026 show a buyer-friendly market in Freeport and Surfside Beach.
  2. Supply is high, sales are slower, and sellers are accepting less than list.
  3. Prices have held up year over year, but the negotiating table has shifted.
  4. Rates at 7.24% (Freddie Mac, October 29, 2026) are keeping some buyers on the sidelines, which means the homes that are selling are the ones priced and prepared well.

One more thing worth saying: the numbers above cover all of ZIP 77541. A canal-front home in Surfside reads differently from an interior lot in Freeport. The supply picture and the price story can shift a lot from one street to the next. If you want to know what the data looks like for your specific address, that is an easy conversation to have.
