Friendswood Buy Box Has Just 1 Home for Sale
One home. That is what the Real Estate Data Aggregator counted for sale in the Friendswood Buy Box (ZIP 77549) during the three months ending August 31, 2026. For homeowners, that means almost no direct competition right now. For buyers, it means you have to be ready the moment something comes up.
What One Listing Really Means
The Real Estate Data Aggregator also counted just 1 new listing in the Friendswood Buy Box over that same period. Supply this thin is not a slow market. It is a market where the right home simply has not appeared yet.
The National Picture Looks Very Different
Nationally, Realtor.com reported 1.16 million active listings in September 2026. That is a lot of inventory in other parts of the country. Realtor.com also reported that price cuts hit 20.8% of listings in September, the highest share since October 2022. That kind of softening is not what a one-listing local market looks like.
Mortgage rates are part of the story too. Realtor.com reported rates surged above 7% for the first time since January 2025. Redfin put the weekly average at 7.4% as of October 8, 2026. Higher rates slow buyers down nationally. Locally, when supply is already this thin, the buyers who are still active have fewer choices.
Prices Are Still Moving, Just Slowly
The Federal Housing Finance Agency reported U.S. home prices rose 2.6% from July 2025 to July 2026. Month over month, prices were up 0.3% in July, seasonally adjusted. That is modest growth, not a sharp run-up. Redfin reported the median U.S. home-sale price rose just 0.5% year over year, the slowest growth since March. The national median asking price actually fell 0.3% year over year, the first decline since March, also per Redfin.
Buyers Are Pulling Back Nationally
Redfin estimated about 928,892 homebuyers were active in the U.S. market in September 2026. That is the lowest level since 2013. At the same time, Redfin counted about 1,510,784 sellers, the most since March 2020. Nationally, sellers outnumbered buyers by 62.6%. In the Friendswood Buy Box, the math runs the other way: one home, and any serious buyer who wants it.
- The Friendswood Buy Box had 1 home for sale and 1 new listing in the three months ending August 31, 2026. Nationally, supply and buyers are both shifting.
- Locally, the picture is simpler: almost nothing is available.
- One street, one block, one address can tell a different story than the ZIP code as a whole.
