Galveston Island sales rose even with fewer homes for sale
Nationally, newly pending sales fell 8.5% year over year, according to Zillow. On Galveston Island, the Real Estate Data Aggregator counted 410 pending sales across the Island in the three months ending August 31, 2026. That is up 9.6% from the same months of 2025. Buyers here did not follow the national trend.
The Real Estate Data Aggregator counted 369 homes sold across the Island in those three months. That is up 13.9% from the same period in 2025. More homes closed even though there were fewer homes to choose from. The Real Estate Data Aggregator also shows total homes for sale dropped 14.2% year over year, to 1,085.
What this means if you own a home here
Fewer listings and more closings together mean buyers are working with what is available. If your home is priced right, it can still draw serious attention. That said, pricing matters more than ever. The Real Estate Data Aggregator shows homes across the Island sold at an average of 93.5% to 94.1% of list price, depending on the ZIP code. Sellers who price too high are leaving room on the table.
How the three ZIP codes compare
The Island covers three ZIP codes, and they tell different stories. ZIP 77551 covers parts of the East End and Midtown. ZIP 77550 covers much of the East End and Midtown as well. ZIP 77554 covers the West End, from near 61st Street out past the seawall to the far tip of the Island. Each has its own price level, pace and buyer pool. Never assume one ZIP tells the whole story.
| 77550 (East End / Midtown) | 77551 (East End / Midtown) | 77554 (West End) | |
|---|---|---|---|
| Median sale price | $333,750 | $269,000 | $595,000 |
| Homes sold | 118 | 90 | 161 |
| Median days on market | 86 | 76 | 120 |
| Pending sales change | +8.8% | +30.5% | +0.6% |
| Months of supply | 8.2 | 8.2 | 10.1 |
The East End and Midtown picture
In ZIP 77551, the Real Estate Data Aggregator counted 90 homes sold, up 38.5% from the same three months in 2025. The median sale price rose 5.5% to $269,000. Pending sales jumped 30.5%. Months of supply fell 5.2 months year over year, to 8.2 months. Homes here moved faster too: the median days on market was 76 days, four days shorter than a year ago.
In ZIP 77550, the Real Estate Data Aggregator counted 118 homes sold, up 14.6%. The median sale price slipped 1.8% to $333,750. Pending sales rose 8.8%. Months of supply fell 3.1 months to 8.2 months. The share of homes that went under contract within two weeks of listing rose 4 points to 14.5%. That tells you some well-priced homes are still moving quickly.
The West End picture
ZIP 77554 covers the West End, from near 61st Street out to Pointe West and beyond. This is beach house and second-home country, past the seawall. The Real Estate Data Aggregator counted 161 homes sold, up 3.2% year over year. The median sale price was $595,000, down 5.9%. Homes here took longer: a median of 120 days on market, 11 days longer than a year ago.
On the West End, a beachfront home, a canal home, a bay-side home and an interior lot are four different products. Their prices and buyers are not the same. The $595,000 median covers all of them together. Your own home's position matters a lot here. Windstorm coverage and elevation certificates also shape what a buyer can do with a West End home, so those details are worth having ready.
The national backdrop
The national picture is more cautious. The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026, and 0.3% from July to August on a seasonally adjusted basis. Realtor.com reported that 20.8% of listings nationally had a price cut in September, the highest share since October 2022. Active listings nationally topped 1.16 million homes in September 2026, according to Realtor.com.
Galveston Island's numbers moved in the opposite direction from the national trend on sales and pending contracts. That does not mean every home here sells easily. Days on market are still long in most ZIP codes, and sellers are not routinely getting list price. The Island has its own rhythm, driven by coastal demand, second-home buyers and local factors like flood zone, elevation and windstorm coverage.
- Sales rose 13.9% and pending sales rose 9.6% on Galveston Island in the three months ending August 31, 2026, even as inventory fell 14.2% and national pending sales dropped 8.5%.
- Buyers are active here.
- Prices and days on market vary a lot by ZIP code and by property type, especially on the West End.
One street can read very differently from the ZIP code as a whole. A canal home in Jamaica Beach, a historic cottage on the East End and a beachfront in Pirates Beach are three separate conversations. If you want to know where your home stands specifically, reach out.
