Galveston sales rose even as listings fell across the Island
Here is the one thing that matters most right now. The Real Estate Data Aggregator counted 369 homes sold across Galveston Island in the three months ending August 31, 2026. That is up 13.9% from the same stretch a year before. At the same time, the number of homes for sale fell 14.2%. More sales, fewer listings. That combination tells you buyers are still active here.
Compare that to the national picture. Realtor.com reported that active listings topped 1.16 million homes for sale across the country in September 2026. Nationally, supply is growing. On the Island, it is shrinking. Galveston is moving differently from the broader market, and that difference is worth understanding whether you own here or are thinking about buying.
Pending sales are up 9.6% Island-wide, according to the Real Estate Data Aggregator. That means the pipeline of homes under contract is growing too. It is not just a one-month blip. Buyers are writing offers and following through.
The Island is three different markets
Galveston has three ZIP codes, and they do not behave the same way. The East End and Midtown sit mostly in 77550 and 77551. The West End, which runs past the seawall through Pirates Beach, Sea Isle, Jamaica Beach, and Terramar out to Pointe West, is mostly 77554. Each one has its own price level, its own pace, and its own buyer. Here is how they compared in the same three-month window.
| 77550 (East End area) | 77551 (Midtown area) | 77554 (West End) | |
|---|---|---|---|
| Median sale price | $333,750 | $269,000 | $595,000 |
| Homes sold | 118 | 90 | 161 |
| Change in homes sold | +14.6% | +38.5% | +3.2% |
| Median days on market | 86 | 76 | 120 |
| Months of supply | 8.2 | 8.2 | 10.1 |
What is happening in each part of the Island
The biggest sales jump was in 77551, which covers much of Midtown. The Real Estate Data Aggregator counted 90 homes sold there, up 38.5% from a year before. The median sale price rose 5.5% to $269,000. Homes went under contract within two weeks of listing at a rate of 14%, and pending sales climbed 30.5%. That is a lot of movement for one part of the Island.
In 77550, which covers the East End and its historic neighborhoods, the Real Estate Data Aggregator counted 118 homes sold, up 14.6%. The median sale price dipped slightly to $333,750, down 1.8% from a year ago. That is a small softening in price, but sales volume is clearly up. Homes that went under contract within two weeks of listing jumped 4 points to 14.5%. If you own in the East End Historic District, keep in mind that exterior changes still require Landmark Commission approval. That is worth knowing before you list.
The West End, covered by 77554, is a different product. Beach houses, raised homes on piers, canal lots, bay-front properties, and interior lots are all in this ZIP code, and they are not the same thing. Windstorm certificates and elevation certificates matter here and can affect both insurance and a sale. The Real Estate Data Aggregator counted 161 homes sold in 77554, up 3.2% from a year before. The median sale price was $595,000, down 5.9%. Homes took a median of 120 days to sell, which is 11 days longer than a year ago. Supply dropped to 10.1 months, down 1.7 months from a year before. Sales are up, but pricing patience is still required on the West End.
Prices dipped in two of three ZIP codes
More sales does not always mean higher prices. In 77554 and 77550, median prices slipped a little. Only 77551 saw prices rise. That is an honest read of the data. Sellers who price carefully are still finding buyers. Sellers who overprice are waiting longer. The Real Estate Data Aggregator shows that in 77554, only 0.6% of homes sold above list price, down 3.3 points from a year ago. In 77551, 5.6% sold above list. In 77550, 4.2% did, up 1.3 points.
Nationally, Realtor.com reported that price cuts hit 20.8% of listings in September 2026, the highest share since October 2022. Mortgage rates climbed above 7% for the first time since January 2025, according to Realtor.com. Those two facts are squeezing buyers everywhere. On the Island, sellers are still closing deals, but the gap between list price and sale price is real. The Real Estate Data Aggregator shows sale-to-list ratios of 93.5% to 94.1% across the three ZIP codes. That means most buyers are negotiating.
Short-term rentals: a word of caution
The West End draws buyers who plan to rent their homes short-term. That is a real part of this market. But short-term rental rules, HOA restrictions, and rental math vary by property. Galveston requires registration with the city and payment of hotel occupancy tax. Never assume a home is rental-ready without checking those details for that specific address.
What this means for you
If you own on the Island, the rise in sales volume is encouraging. Buyers are here. Pending sales are up 9.6% Island-wide, per the Real Estate Data Aggregator. That pipeline matters. But price expectations need to match what is actually closing, not what was closing two years ago.
If you are buying, the drop in inventory is worth noting. The Real Estate Data Aggregator shows homes for sale fell 14.2% Island-wide. Fewer choices, but also less competition in some price ranges. The homes going under contract quickly, within two weeks of listing, are the well-priced ones. That has not changed.
- Galveston Island saw 369 homes sold in the three months ending August 31, 2026, up 13.9% from a year before.
- Inventory fell 14.2%.
- Prices dipped modestly in two of three ZIP codes.
- The East End, Midtown, and West End are each moving at their own pace, with their own price points and their own buyers.
- One ZIP code's story is not the whole Island's story, and one street can read very differently from the ZIP code around it.
