Hitchcock and Bayou Vista are moving at two very different speeds
CNBC reported last week that the average 30-year fixed mortgage rate climbed to 7.49%. That kind of rate puts pressure on every market. But in Hitchcock and Bayou Vista, the pressure is landing very differently depending on which ZIP code you are in.
The Real Estate Data Aggregator tracked both ZIP codes for the three months ending August 31, 2026. What it found is not one market. It is two, side by side, with very different stories.
The side-by-side numbers
| 77510 | 77563 | |
|---|---|---|
| Median sale price | $330,000 | $356,000 |
| Homes sold | 75 | 23 |
| Median days on market | 54 days | 129 days |
| Months of supply | 3.7 months | 12 months |
| Sale price as share of list | 97.7% | 95.2% |
ZIP 77510: things are moving
The Real Estate Data Aggregator counted 75 homes sold in ZIP 77510 during the three months ending August 31, 2026. That is up 8.7% from the same period a year before. Homes sold in 54 days at the median. That is 17 days faster than last year.
Supply tightened too. The Real Estate Data Aggregator put months of supply at 3.7, down 1.7 months from a year ago. Sellers here are getting 97.7% of their list price on average. That is nearly full ask.
About 1 in 8 homes in 77510 sold above list price, according to the Real Estate Data Aggregator. That share rose 4.7 points from a year ago. And nearly 1 in 4 homes went under contract within two weeks of listing.
ZIP 77563: a much slower pace
ZIP 77563 tells a different story. The Real Estate Data Aggregator counted just 23 homes sold in the three months ending August 31, 2026. That is down 64.1% from the same period last year. At the median, homes sat for 129 days before selling. That is 52 days longer than a year ago.
Supply stands at 12 months, up 5.2 months from a year ago. That is a lot of inventory relative to demand. Sellers are averaging 95.2% of list price. There is more room to negotiate here than in 77510.
One bright spot in 77563: the median sale price rose 23.3% year over year to $356,000, according to the Real Estate Data Aggregator. Fewer homes are selling, but the ones that do are closing at higher prices. That can happen when slower-moving inventory skews toward higher-priced homes.
What rates are doing to all of this
CNBC reported on October 7, 2026 that the average 30-year fixed rate hit 7.49% last week. Realtor.com noted that rates had already surged above 7% for the first time since January 2025. At that level, monthly payments on a typical home here are meaningfully higher than they were two years ago.
Realtor.com also reported that 20.8% of listings nationally had price cuts in September 2026. That was the highest share since October 2022. When rates climb, sellers who price too high tend to sit. That pattern fits what the Real Estate Data Aggregator is showing in 77563.
The combined picture
Across both ZIP codes together, the Real Estate Data Aggregator counted 98 homes sold in the three months ending August 31, 2026. That is down 26.3% from the same period a year before. New listings across both ZIPs fell 16.9% to 172 homes. Pending sales dropped 22% to 110.
What this means if you are buying or selling
If you are selling in 77510, you have more momentum behind you. Homes are moving faster and inventory is leaner. Pricing still matters, but the market is working with you more than against you.
If you are selling in 77563, patience and pricing are the whole game right now. With 12 months of supply and homes sitting 129 days at the median, overpricing will cost you time. The Federal Housing Finance Agency reported that U.S. home prices rose just 2.6% year over year through July 2026. The national tailwind is gentle.
If you are buying in 77563, you have more room to negotiate. Sellers there are averaging 95.2% of list price. That 4.8-point gap is real money on a $356,000 home.
- ZIP 77510 is moving: 54 days on market, 3.7 months of supply, sales up year over year.
- ZIP 77563 is slower: 129 days on market, 12 months of supply, far fewer closings.
- Same area, very different math.
- Your plan should match your ZIP, not the headline.
One more thing worth knowing: even within a single ZIP code, one street can read differently from the whole. A waterfront home in Bayou Vista, a newer build near FM 646, and an older home on a standard lot are not the same product. The numbers above are a starting point, not the final word on your specific home.
