Hitchcock and Bayou Vista slowed more than nearby Santa Fe
Rates matter here. Realtor.com reported mortgage rates surged above 7% for the first time since January 2025. That kind of move slows buyers down, and you can see it in the numbers for Hitchcock and Bayou Vista.
But Santa Fe, just up the road, moved in the opposite direction. These two areas are not the same market right now. That gap is the story for the three months ending August 31, 2026.
Sales: two areas, two directions
| Hitchcock (77563) | Santa Fe (77510) | |
|---|---|---|
| Homes sold | 23 | 75 |
| Change in sales vs. last year | down 64.1% | up 8.7% |
| Median sale price | $356,000 | $330,000 |
| Median days on market | 129 days | 54 days |
| Months of supply | 12 months | 3.7 months |
The Real Estate Data Aggregator counted 23 homes sold in Hitchcock (77563) during those three months. That is down 64.1% from the same period a year before. Santa Fe (77510) counted 75 sales, up 8.7% year over year. Same general area, very different pace.
What this means for Hitchcock sellers
The median sale price in Hitchcock rose to $356,000, up 23.3% from a year ago, according to the Real Estate Data Aggregator. That sounds like good news, and it can be. But fewer buyers closed, and homes sat longer.
Twelve months of supply means there are a lot of homes waiting for buyers. The Real Estate Data Aggregator counted 90 homes for sale in Hitchcock, even as new listings fell 43.1%. Pending sales dropped 53.6% year over year. Buyers are taking their time, or stepping back.
Only 12.5% of Hitchcock homes went under contract within two weeks of listing, down 13.6 points from last year. That is a real shift. Pricing to the market, not above it, matters more now.
What this means for Santa Fe sellers
Santa Fe is a different story. The Real Estate Data Aggregator counted 75 sales, with 78 homes pending and 114 new listings, all moving in a healthier direction. Remember, Santa Fe is its own kind of market: acreage, horses, room to breathe, and Santa Fe ISD. It draws a different buyer.
Homes in Santa Fe sold at 97.7% of list price on average, up 0.1 points from last year, per the Real Estate Data Aggregator. At 3.7 months of supply, Santa Fe leans toward sellers. Hitchcock at 12 months leans the other way.
The rate backdrop
Realtor.com reported that nationally, price cuts hit 20.8% of listings in September 2026, the highest share since October 2022. Active listings topped 1.16 million homes for sale across the country. Buyers have more to choose from and more room to negotiate.
With rates above 7%, the Federal Housing Finance Agency still reported U.S. house prices up 2.4% from August 2025 to August 2026. Prices have not collapsed, but the pace of sales has slowed in places like Hitchcock.
The combined picture
Together, the Real Estate Data Aggregator counted 98 homes sold across both ZIP codes, down 26.3% from a year ago. New listings across both areas fell 16.9% to 172. Pending sales dropped 22% to 110. The overall market slowed, even as Santa Fe held its own.
- Hitchcock is sitting on 12 months of supply and homes are taking 129 days to sell.
- Santa Fe is at 3.7 months and 54 days.
- If you own in either area, those numbers shape what you should do next.
- One street can read very differently from the ZIP code as a whole.
