Hitchcock is moving faster, even with fewer homes coming to market

Mortgage rates pushed above 7% again, according to Realtor.com on September 30, 2026. That is the first time rates have been that high since January 2025. Nationally, that has slowed a lot of markets. But the Real Estate Data Aggregator tells a different story here.

These numbers cover the three months ending July 31, 2026, for the Hitchcock and Bayou Vista area, ZIP codes 77510 and 77563. The two ZIP codes are neighbors, but they read differently right now.

77510: More sales, much faster

The Real Estate Data Aggregator counted 84 homes sold in ZIP 77510 in the three months ending July 31, 2026. That is up 52.7% from the same three months in 2025. Homes are also selling faster. The median days on market dropped to 57 days, which is 41 days shorter than a year before.

At 2.9 months of supply, ZIP 77510 is in seller-leaning territory. Buyers do not have a lot of choices. That helps explain why 23% of homes went under contract within two weeks of listing, according to the Real Estate Data Aggregator. That share is down just 1.3 points from last year, so quick-contract activity held nearly steady.

The median sale price in 77510 came in at $332,335, down a small 0.8% from a year before. Prices dipped a little, but homes sold faster and in higher volume. That is a market where buyers are active and sellers who price right are getting results.

77563: Prices up, but fewer transactions

ZIP 77563, which covers Bayou Vista and the Hitchcock area east of the highway, tells a quieter story. The Real Estate Data Aggregator counted 35 homes sold in the three months ending July 31, 2026. That is down 45.3% from the same period in 2025.

The median sale price in 77563 rose to $353,000, up 22.8% from a year before according to the Real Estate Data Aggregator. That is a meaningful price gain. But with 7.9 months of supply and far fewer closed sales, buyers in this ZIP have more room to negotiate. Sellers still need to price carefully.

Homes in 77563 did sell faster than a year ago. The median days on market fell 24 days. That is a real improvement, even if the overall pace is slower than in 77510.

New listings are down across both ZIP codes

The Real Estate Data Aggregator counted 155 new listings across both ZIP codes combined in the three months ending July 31, 2026. That is down 31.7% from the same three months in 2025. Fewer homes are coming to market.

In 77510 alone, new listings fell 2.9%. In 77563, they fell 55.6%. That drop in 77563 is steep. It means buyers there have fewer options, which may be part of why prices rose even as sales volume fell.

What the national picture adds

Realtor.com reported on September 30, 2026 that 20.8% of listings nationally had price cuts in September. That is the highest share since October 2022. Nationally, active listings grew to 1.16 million homes for sale year over year. More supply and more price cuts elsewhere put pressure on sellers to be realistic.

The Federal Housing Finance Agency reported on September 29, 2026 that U.S. house prices rose 2.6% from July 2025 to July 2026. Month over month in July, prices rose 0.3%, seasonally adjusted. Prices are still moving up nationally, just slowly.

Here in 77510, the local data runs ahead of that national trend. More homes sold, faster, with tight supply. That is a different situation than what Realtor.com is describing nationally.

What this means for sellers

In 77510, supply is lean and buyers are active. Good preparation and honest pricing still matter. The Real Estate Data Aggregator shows homes selling at 97.2% of list price on average. That leaves little room for overpricing.

In 77563, you have more competition from existing inventory. At 7.9 months of supply, buyers have choices. Price and condition will do the heavy lifting.

What this means for buyers

In 77510, 23% of homes went under contract within two weeks. If you find the right home, moving quickly helps. Being pre-approved and ready matters in a market with only 2.9 months of supply.

In 77563, you have more time and more room. Months of supply at 7.9 gives you options. But prices did rise 22.8% year over year, so waiting is not a guaranteed advantage either.
