Homes are still selling, but buyers are taking more time
The Real Estate Data Aggregator counted 197 pending sales in ZIP 77515 for the three months ending July 31, 2026. That is up 31.3% from the same period a year before. Demand is real. But only 16.2% of homes went under contract within two weeks of listing, down 2.5 points from a year ago. Buyers are still buying. They are just not rushing.
Part of what is slowing things down is the rate environment. Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That affects what buyers can afford, and it affects how carefully they move.
What the numbers show for Angleton
The median sale price in ZIP 77515 came in at $260,525, according to the Real Estate Data Aggregator. That is down 1.4% from the same three months in 2025. A small dip, not a collapse. The bigger picture
Nationally, Realtor.com reported that price cuts hit 20.8% of listings in September 2026, the highest share since October 2022. Active listings topped 1.16 million homes for sale across the country. Buyers have more to look at everywhere, and that is giving them more patience.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Prices are still moving up nationally, just more slowly than they were a few years ago.
