Lake Jackson area prices held up better than other parts of this market

The number that matters most for Lake Jackson sellers right now: the median sale price rose to $290,000. That is a 10.7% gain year over year, according to the Real Estate Data Aggregator. Nationally, the Federal Housing Finance Agency measured U.S. house prices up just 2.6% over the same stretch. Lake Jackson held up well by comparison.

That price gain is real. But the market is also taking longer to close. The Real Estate Data Aggregator measured a median of 48 days on market in Lake Jackson, 14 days longer than a year before. Homes are still selling, just not as quickly. Pricing right from the start matters more than it did last year.

How each part of this market compared

This market covers four ZIP codes, and they tell very different stories. Lake Jackson (77566) was the clear standout. The other three areas, Clute/Richwood (77531), Brazoria (77422), and West Columbia (77486), all saw prices fall year over year. The gap between Lake Jackson and Brazoria was significant.

Brazoria (77422) saw the steepest drop. The Real Estate Data Aggregator counted a 20.4% decline in median sale price there, down to $224,950. Homes sold fell nearly 39%. Months of supply climbed to 8.6, which means buyers in that area have more choices and more leverage. West Columbia (77486) followed a similar pattern, with prices down 13.5% and months of supply at 8.1.

More homes are sitting on the market across the whole area

Across all four ZIP codes together, the Real Estate Data Aggregator counted 326 homes for sale in the three months ending August 31, 2026. That is up 4.8% from the same period a year before. New listings rose too, up 7.1% to 286. But closed sales fell 15.4% to 192 homes. More supply and fewer closings means buyers have room to be selective.

Nationally, Realtor.com reported that 20.8% of listings saw a price reduction in September 2026, the highest share since 2018. That pattern lines up with what the Real Estate Data Aggregator shows in Brazoria and West Columbia. Lake Jackson has been more insulated, but sellers there are not immune to the broader pressure.

Mortgage rates are adding to the challenge

CNBC reported the average contract interest rate for 30-year fixed-rate mortgages reached 7.49% as of October 7, 2026. That affects what buyers can afford and how many are actively shopping. It helps explain why pending sales fell across this market, even as new listings kept coming in.

What this means if you own a home here

If you own in Lake Jackson, the price trend is working in your favor. The Real Estate Data Aggregator shows sellers there got an average of 97.6% of their list price, and that ratio actually improved by 0.8 points from a year ago. That is a healthy outcome in a market where buyers have more choices.

If you own in Brazoria or West Columbia, the picture is more mixed. Prices are lower than a year ago, and supply is high. The Real Estate Data Aggregator counted 8.6 months of supply in Brazoria and 8.1 months in West Columbia. Those are buyer-friendly numbers. Sellers there need to price carefully to stand out.

One more thing worth noting: nearly 1 in 4 Lake Jackson homes, 24.8% according to the Real Estate Data Aggregator, went under contract within two weeks of listing. That share is down 4.3 points from last year, but it still shows that well-priced homes are moving. In Clute and Richwood, that share was actually 31.7%, up 13.5 points year over year. Quick-moving homes do exist in this market.

In short
  1. Lake Jackson prices rose 10.7% to $290,000 for the three months ending August 31, 2026, well ahead of the 2.6% national gain the Federal Housing Finance Agency reported.
  2. Brazoria and West Columbia saw prices fall.
  3. Across all four ZIP codes, more homes are listed and fewer are closing.
  4. Homes are taking longer to sell everywhere.
  5. The market still supports solid values in Lake Jackson, but pricing right from day one is the key to a good outcome.

These are ZIP code numbers. One street, one neighborhood, or one style of home can read very differently from the overall picture. If you want to know where your specific home stands, I am happy to take a closer look.
