Manvel Is Moving Faster Even With Rates Still Elevated
Nationally, rates have been punishing. Realtor.com reported the 30-year mortgage rate hit 7.40% in mid-October 2026, and CNBC noted homebuyer applications were 19% lower than a year ago. Realtor.com also showed national pending sales fell 10.5% year over year in October 2026, the steepest drop since October 2023. That is the backdrop. Now here is what actually happened in Manvel.
The Real Estate Data Aggregator counted 283 homes sold in ZIP 77578 in the three months ending August 31, 2026. That is up 18.4% from the same stretch in 2025. While buyers across the country were pulling back, Manvel was moving more homes.
Pending sales in Manvel were up 18.2% as well, according to the Real Estate Data Aggregator. Those are homes under contract but not yet closed. That number tells you what is coming next. Demand did not disappear here, even with Realtor.com putting the 30-year rate at 7.24% on October 29, 2026.
Prices Moved Up, and Homes Sold Closer to List
The Real Estate Data Aggregator put the median sale price in Manvel at $469,157 for the three months ending August 31, 2026. That is up 5.5% from the same period in 2025. Homes also sold closer to their asking price. The average sale-to-list ratio came in at 97.7%, up 1.8 points from a year before.
Homes selling at 97.7 cents on the dollar is not a buyer's windfall. It means sellers who price well are not leaving much on the table. The share of Manvel homes that sold above list price rose to 7.4%, up 2.8 points from 2025, per the Real Estate Data Aggregator.
Supply Is Tighter Than It Looks
The Real Estate Data Aggregator counted 409 homes for sale in Manvel during the period, down 3.1% from 2025. Supply dropped to 4.4 months, a full month less than the year before. Nationally, Realtor.com reported active listings grew to 1.18 million homes in October 2026. Manvel went the other direction.
Fewer homes for sale and more homes sold is the combination that tightens a market. That is what the Real Estate Data Aggregator shows happening in Manvel right now.
Some Homes Move Fast
The median days on market in Manvel was 82 days, 8 days shorter than the same period in 2025, according to the Real Estate Data Aggregator. That median covers everything. Some homes moved much faster. The Real Estate Data Aggregator found that 15% of Manvel listings went under contract within two weeks of hitting the market, up 1.6 points from 2025. Pricing and condition still decide which side of that line a home lands on.
Rosharon Tells a Different Story
Rosharon (77583) and Manvel (77578) are neighbors, but the numbers are not the same. The Real Estate Data Aggregator counted 274 homes sold in Rosharon, down 10.7% from 2025. Pending sales fell 12.6%. The median price edged up just 0.6% to $321,995. These are two separate markets, and they are reading differently right now.
| Manvel (77578) | Rosharon (77583) | |
|---|---|---|
| Homes sold | 283 | 274 |
| Change in homes sold | +18.4% | -10.7% |
| Median sale price | $469,157 | $321,995 |
| Median days on market | 82 days | 61 days |
| Months of supply | 4.4 months | 5.2 months |
| Pending sales change | +18.2% | -12.6% |
Rosharon did have one bright spot. The Real Estate Data Aggregator found 16.5% of Rosharon listings went under contract within two weeks, up 6.1 points from 2025. That is the highest two-week contract rate of either ZIP. Well-priced homes in Rosharon can still find a buyer quickly.
The Bigger Picture
The Federal Housing Finance Agency reported U.S. home prices rose 2.4% from August 2025 to August 2026, and 0.3% from July to August 2026 alone. Manvel's 5.5% price gain outpaced that national number. This area is not just keeping pace with the country. It is ahead of it on price growth, and pulling away on sales volume.
Rates are real. Realtor.com reported the 30-year rate at 7.24% on October 29, 2026. That affects what buyers can afford. But the Real Estate Data Aggregator shows 557 homes sold across both ZIPs in the three months ending August 31, 2026, up 2% from 2025. Buyers are still buying. They are just being more selective.
- Manvel (77578) is selling more homes, at higher prices, in fewer days, with less inventory than a year ago.
- Rosharon (77583) is slower on volume but quick on well-priced homes.
- Rates near 7.24% (Realtor.com) are a real headwind, but demand here has not stalled.
- The data covers the three months ending August 31, 2026.
One thing to keep in mind: these are ZIP-code numbers. One street, one subdivision, one price range can read very differently from the overall picture. If you want to know what your specific home looks like against what actually sold near you, that is a conversation worth having.
