More Fort Bend listings are giving buyers a little more room
Here is the one thing that changes what sellers should do right now. Realtor.com reported that 20.8% of listings nationwide had price cuts in September 2026, the highest share since October 2022. That tells you buyers have options and they know it. A sharp price from day one matters more than it did a year ago.
These numbers cover the three months ending July 31, 2026. Every ZIP code figure comes from the Real Estate Data Aggregator.
How much supply is out there right now
Supply is the clearest signal in this market. More months of supply means buyers have more homes to compare. Several Fort Bend ZIP codes are sitting above four months, and two are close to or above five.
ZIP 77407 had 5.4 months of supply, according to the Real Estate Data Aggregator. ZIP 77498 was right behind at 5.3 months, up 0.9 months from the same period a year ago. More supply does not mean prices are falling everywhere, but it does mean sellers are competing harder for the same pool of buyers.
Mortgage rates are adding to buyer hesitation
CNBC reported that the average contract rate on a 30-year fixed mortgage with a conforming loan balance reached 7.30% last week. Mortgage News Daily put the rate even higher, at 7.58% on Tuesday. Realtor.com noted that rates topped 7% in September 2026 for the first time since January 2025.
CNBC also reported that weekly mortgage demand dropped 6%, based on the Mortgage Bankers Association seasonally adjusted index. Fewer buyers shopping means the ones who are shopping have more leverage.
How long homes are sitting before they sell
Days on market vary a lot across Fort Bend. ZIP 77478 had a median of just 27 days, the Real Estate Data Aggregator counted. ZIP 77471 was at the other end at 97 days. That is a wide gap, and it shows these are not one market. They are several.

ZIP 77406 saw days on market rise 14 days longer than the same period in 2025, per the Real Estate Data Aggregator. ZIP 77459 was 13 days longer. ZIP 77498 was 10 days longer. Homes are not moving faster in most of Fort Bend. Sellers who price well from the start are still finding buyers.
Where prices moved and by how much
Some ZIP codes held or grew. Others dipped. The Real Estate Data Aggregator shows ZIP 77479 had a median sale price of $582,000, up 4.9% from a year ago. ZIP 77478 came in at $484,950, up 1.6%. Those two held their ground.
On the other side, ZIP 77477 dropped 6.5% to a median of $308,500. ZIP 77406 fell 5.6% to $425,000. ZIP 77459 was down 5.7% to $415,000. A dip of that size is worth knowing about before you pick a list price.
How quickly homes are going under contract
Speed to contract tells you where demand is still strong. The Real Estate Data Aggregator counted 41.2% of homes in ZIP 77477 going under contract within two weeks of listing. ZIP 77478 was at 35.1% and ZIP 77479 at 32.9%. Those are solid numbers.
ZIP 77407 was at 15.5% and ZIP 77471 at 13%. In those areas, most homes are not going fast. Buyers are comparing, and sellers need to give them a reason to choose.
What sellers are actually getting at closing
Sale-to-list ratios stayed close to 97% across most of Fort Bend. That means sellers are getting close to their asking price, but not over it in most cases. The Real Estate Data Aggregator put ZIP 77498 at 97.9%, the highest in the group. ZIP 77407 was the lowest at 96.6%.
Fewer homes are selling above list price than a year ago in most ZIP codes. ZIP 77479 dropped 3.6 points to 11.3%. ZIP 77478 fell 2 points to 15.6%. If you are a seller expecting a bidding war, the numbers say to plan for something closer to list price instead.
A broader picture from outside Fort Bend
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026, and ticked up 0.3% month over month in July on a seasonally adjusted basis. The national trend is still positive, even if the pace has slowed.
Realtor.com reported a Dallas-Fort Worth-Arlington median home price of $422,495 in September 2026. That sits below the median in ZIP 77479 and ZIP 77478, which shows parts of Fort Bend carry a premium over the broader regional number.
- More supply, longer days on market, and price cuts at a four-year high nationally.
- Sellers who price carefully and prepare their home well are still closing.
- Buyers have a bit more time to look, but well-priced homes in ZIP 77477 and ZIP 77478 are still moving in under two weeks.
