One part of Clear Lake is moving faster, even with rates above 7%
CNBC reported the average 30-year fixed rate at 7.50% as of October 16, 2026. That is a real headwind. But the Real Estate Data Aggregator counted 434 homes sold across Webster, Clear Lake, Seabrook, and Kemah in the three months ending August 31, 2026, up 11.6% from the same months of 2025. The market is not frozen. It is just uneven.
The ZIP that stands out is 77059, the Clear Lake area near NASA. The Real Estate Data Aggregator found that 45.6% of homes there went under contract within two weeks of listing, up 21.5 points from a year before. Only 2.6 months of supply. Median days on market: 24. That is a different pace from the rest of this market.
Not every ZIP looks like 77059. Prices, speed, and supply vary a lot by neighborhood. Here is how the Real Estate Data Aggregator measured each ZIP for the three months ending August 31, 2026.
How each ZIP compared
The two fastest ZIPs: 77059 and 77062
ZIP 77062 also moved quickly. The Real Estate Data Aggregator counted a median of 22 days on market there, and 38.4% of homes went under contract within two weeks. Supply sat at just 2.8 months. Homes sold at 98.4% of list price on average. That is a tight market, even if fewer homes sold above list than a year ago.
The slower end: 77586 and 77565
ZIP 77586, covering parts of Seabrook and Clear Lake Shores, had 102 homes sold, but the median sat at 48 days on market. The Real Estate Data Aggregator showed only 3.9% of homes sold above list, down 9.2 points from a year ago. The median price dipped 2.1% to $345,620. Homes are still selling, just more slowly and with less upward pressure on price.
ZIP 77565, which covers Kemah and League City near the bay, had the longest wait of any ZIP here. The Real Estate Data Aggregator put the median at 91 days on market, though that is 29 days shorter than a year before. Only 11.3% of homes went under contract within two weeks. Supply at 4.6 months. Prices edged up 3.8% to $346,335, and pending sales jumped 55.9% year over year, so there are signs of life. But sellers here need patience and the right price.
Webster (77598): more homes, more activity, but slower pace
ZIP 77598, Webster, had the highest median sale price of any ZIP here: $450,000, up 70.8% from a year before. That is a big jump, and it likely reflects a shift in what sold, not a 70% gain in home values. The Real Estate Data Aggregator counted 61 homes sold, up 84.8%, with 88 new listings, up 39.7%. But only 23.5% went under contract within two weeks, and the median sat at 37 days on market, 12 days longer than a year ago. More activity, but buyers are taking more time.
What rates mean for this market right now
CNBC reported that the average 30-year fixed rate hit 7.50% as of October 16, 2026. Fannie Mae, as reported by CNBC, forecasts 7.4% for the fourth quarter of 2026 and 7.5% through 2027. That is not a short-term dip. It is the environment buyers are working in.
CNBC also reported that the adjustable-rate mortgage share of demand reached 10.5%, the highest in a year. Some buyers are choosing ARMs to manage the payment. That is a personal decision that depends on your timeline and risk comfort. Worth a conversation with your lender.
Realtor.com reported that nationally, 20.8% of listings saw price cuts in September 2026, the highest share since October 2022. That is a national number, not a local one. But it is a reminder that overpriced homes are sitting in most markets right now, including parts of this one.
What this means if you are selling
In 77059 and 77062, well-priced homes are still moving fast. Nearly half of homes in 77059 found a buyer within two weeks. If you are priced right and in good condition, you are not fighting rates. You are competing against the handful of other homes your buyer is considering.
In 77586, 77565, and parts of 77598, the math is different. More days on market, less competition above list, and a national backdrop of rising price cuts. Pricing at the top of your range and hoping is a strategy that is costing sellers time right now.
What this means if you are buying
In 77059 and 77062, be ready. Pre-approval in hand, clear on your number, and willing to move when the right home shows up. Homes there are not sitting around. In the slower ZIPs, you have more time and more room to negotiate. That is worth knowing before you start.
