One part of Nacogdoches is moving fast, even with more listings
Nationally, Redfin reported that 21% of U.S. home sellers dropped their asking price during the four weeks ending September 20. Realtor.com put that figure at 20.8% of listings in September, the highest share since October 2022. Mortgage rates topped 7% for the first time since January 2025, according to Realtor.com. That is the backdrop. But one part of Nacogdoches is telling a different story.
What the Real Estate Data Aggregator counted in 75965
For the three months ending July 31, 2026, the Real Estate Data Aggregator counted 79 new listings in ZIP 75965. That is a lot of inventory coming to market. Yet 74 homes were pending at the same time. And 35.1% of homes went under contract within two weeks of listing.
That means more than 1 in 3 sellers in 75965 did not wait long. The homes that moved quickly were likely priced well and showed well. The ones sitting are probably the ones that were not.
The median sale price in 75965 was $265,000, according to the Real Estate Data Aggregator. The average sale came in at 91% of list price. And 20% of homes that sold went above list price. So sellers are not all getting full price, but a meaningful share are.
What about 75964 and 75961?
The picture in 75964 is worth knowing. The Real Estate Data Aggregator counted 33 new listings there in the same period, with 32 pending sales. That is nearly one pending for every new listing. And 40.6% of homes went under contract within two weeks, the highest share of any ZIP code the data covers here.
In 75964, the average sale came in at 99.7% of list price. One in three homes that sold went above list price. That said, 75964 had 28.6 months of supply, which tells you there is still a lot of inventory waiting. The homes that are winning are the ones priced and prepared to compete.
In 75961, the Real Estate Data Aggregator counted 19 new listings and 12 pending sales, with 21 homes for sale. There, 33.3% of homes went under contract within two weeks. Smaller numbers, but the same pattern: a solid share of listings are not sitting.
What this means if you are selling
Nationally, prices are still rising. The Federal Housing Finance Agency reported U.S. house prices up 2.6% from July 2025 to July 2026, and up 0.3% from the prior month in July alone. But that national number does not tell you what your street is doing.
In Nacogdoches, the data shows two things at once. Supply is elevated in some ZIP codes. And yet a real share of homes are moving fast. That gap is almost always explained by price and condition. Sellers who price to the market and prepare the home are landing in the fast group. The ones who price to what they want are sitting.
What this means if you are buying
More listings are a good thing for buyers. Realtor.com reported active listings nationally grew 5.5% year over year, topping 1.16 million homes for sale. You have more to look at. But in Nacogdoches, the pending numbers show that well-priced homes are not waiting for you. If something looks right, it may not sit long.
