One part of this market is gaining speed while another is easing

The biggest thing to know right now: this market is not one market. ZIP 77578 picked up speed. ZIP 77583 slowed down. If you are buying or selling in Manvel, Rosharon or Iowa Colony, your ZIP code shapes your price, your timing and how much room you have to negotiate.

These numbers come from the Real Estate Data Aggregator for the three months ending July 31, 2026. The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. This market split in two directions around that national number.

The two ZIPs, side by side

ZIP 77578: more buyers, rising prices

The Real Estate Data Aggregator counted 282 homes sold in ZIP 77578 in the three months ending July 31, 2026. That is up 17.5% from the same months last year. The median sale price rose 3.4% to $460,000. That outpaces the 2.6% national gain the Federal Housing Finance Agency reported for the same period.

Homes here are still taking some time. The Real Estate Data Aggregator put the median at 88 days on market, two days longer than last year. But sellers are closing closer to their asking price. The average sale came in at 97.6% of list, up 1.3 points year over year, according to the Real Estate Data Aggregator.

Pending sales in ZIP 77578 reached 286, up 13% from a year ago, per the Real Estate Data Aggregator. The share of homes going under contract within two weeks of listing rose 3.4 points to 16.8%. Supply fell too: homes for sale dropped 3.2% to 418, while months of supply came down a full month to 4.5.

ZIP 77583: more supply, softer prices

ZIP 77583 told a different story. The Real Estate Data Aggregator counted 285 homes sold in the three months ending July 31, 2026, down 12% from the same period last year. The median sale price slipped 0.3% to $323,490.

Sellers here gave back a little more at the table. The Real Estate Data Aggregator put the average sale at 96.3% of list price, down 1 point from last year. The share of homes that sold above list price fell 11.2 points to 9.8%. That is a meaningful shift in how much leverage sellers have.

Homes in ZIP 77583 moved faster once they found a buyer. The Real Estate Data Aggregator put the median days on market at 58, which is 30 days quicker than ZIP 77578. But fewer buyers are in the pool. Pending sales fell 11.5% to 284, and new listings dropped 10.8% to 429.

What buyers and sellers should watch

Nationally, Realtor.com reported that price cuts hit 20.8% of listings in September, the highest share since October 2022. Mortgage rates topped 7% for the first time since January 2025, also per Realtor.com. Those pressures are real, and they show up differently in each ZIP here.

In ZIP 77578, more buyers competing for a smaller pool of homes helped prices rise and kept sale-to-list ratios climbing. In ZIP 77583, more supply and fewer buyers gave buyers a little more room to negotiate. Neither market is extreme in either direction.

The combined picture

Across both ZIPs together, the Real Estate Data Aggregator counted 567 homes sold in the three months ending July 31, 2026, up just 0.5% from last year. Homes for sale across both ZIPs fell 6.1% to 893. New listings held nearly flat, up 0.5% to 806. The market as a whole is roughly balanced, but that balance hides two very different ZIP-level stories.

One more thing worth knowing: Manvel and Iowa Colony are mostly new-build master-planned communities, often in Alvin ISD. A Manvel or Rosharon mailing address does not always mean the same school district. Always verify the ISD by address before you decide.
