Nationally, CNBC reported the average 30-year fixed mortgage rate climbed to 7.49% as of October 7, 2026. That is real pressure on buyers everywhere. But local supply and pace still shape your outcome more than any national headline.

ZIP 77590: the quickest pace in the market
The Real Estate Data Aggregator counted 77 homes sold in ZIP 77590 over the three months ending August 31, 2026. The median sale price was $205,000, down 6.8% from the same period in 2025. That price dip is real and worth knowing.
But pace tells a different story. The median home went under contract in 48 days. That is 15 days shorter than a year ago, according to the Real Estate Data Aggregator. Months of supply came in at 4.3, down 0.4 months from last year. Inventory here is tighter than in the other two ZIP codes.
One detail worth noting: 25.3% of homes in 77590 went under contract within two weeks of listing. That share is up 7.1 points from a year ago, per the Real Estate Data Aggregator. Nearly 1 in 4 homes here is not sitting long at all.
ZIP 77591: stronger prices, but slowing
The Real Estate Data Aggregator counted 62 homes sold in ZIP 77591 over the same period. That is down 21.5% from a year ago, the steepest sales drop of the three ZIP codes. The median sale price was $262,950, down 2.8% year over year.
Median days on market came in at 62 days, which is 7 days longer than a year ago. Supply rose slightly too, up 0.4 months to 4.9 months, according to the Real Estate Data Aggregator. Buyers here are taking a little more time.
One bright spot: 97.6% sale-to-list ratio and 16.1% of homes selling above list price. Both of those figures suggest sellers who price well are still getting close to what they ask.
ZIP 77568: the most inventory, the longest wait
ZIP 77568 covers La Marque. The Real Estate Data Aggregator counted 159 homes sold there in the three months ending August 31, 2026. That is the highest volume of the three ZIP codes, but sales were still down 12.6% from a year ago.
The median sale price was $285,000, down 4.8% year over year. Median days on market reached 79 days, which is 17 days longer than a year ago. That is the slowest pace of the three ZIP codes by a wide margin.
Inventory is also the highest here. The Real Estate Data Aggregator counted 234 homes for sale, up 1.3% from a year ago. More supply and slower sales means buyers have more room to negotiate. Sellers need to price carefully.

What the national picture adds
The Federal Housing Finance Agency reported U.S. home prices were up 2.6% year over year through July 2026. Locally, all three ZIP codes saw prices move the other direction over the same stretch. That is a reminder that national trends do not always match what is happening street by street.
CNBC reported that mortgage applications to purchase a home were 15% lower than the same week a year ago, as of October 7, 2026. Rates at 7.49% are putting real pressure on buyer budgets. Fewer buyers in the pool means pricing your home right matters more than ever.
