One part of Tyler County is moving faster, even with higher mortgage rates
Mortgage rates crossed above 7% for the first time since January 2025, according to Realtor.com. That is real pressure on buyers. But the Real Estate Data Aggregator counted 25 pending sales in ZIP 75979, the Woodville area, for the three months ending August 31, 2026. That is up 56.3% from the same months a year before. Serious buyers are still making moves.
That pending sales number is the one figure that tells sellers the most right now. It means contracts are being written. Buyers are not sitting still, even with rates where they are.
What the Woodville area numbers actually show
The Real Estate Data Aggregator shows homes sold in ZIP 75979 rose 53.8% from a year ago. The median sale price came in at $187,000, up 3.9%. At the same time, homes for sale dropped 12.2% and months of supply fell by 5 months. Fewer homes available, more buyers under contract. That combination matters.
There is an honest flip side. The median days on market in ZIP 75979 was 103 days, which is 44 days longer than a year ago. Not every home is selling fast. The homes that are priced well are moving. The ones that are not are sitting longer.
How the rest of Tyler County compares
The picture is different across the county. The Real Estate Data Aggregator counted only 1 pending sale in ZIP 75936 for the same three months. Zero percent of homes there went under contract within two weeks of listing. That is a much quieter market.
| 75979 (Woodville) | 77664 | 75938 | 77660 | |
|---|---|---|---|---|
| Pending sales | 25 | 5 | 8 | 3 |
| Under contract within 2 weeks | 12% | 40% | 25% | 66.7% |
ZIP 77660 had a striking number: the Real Estate Data Aggregator shows 66.7% of homes there went under contract within two weeks of listing. That is a small sample, with only 3 pending sales and 4 homes for sale. Small numbers can swing fast. But it is worth knowing.
ZIP 77664 showed something else worth noting. The Real Estate Data Aggregator put the average sale price at 103.1% of list price there. That means some homes sold above asking. The Real Estate Data Aggregator counted 25% of homes in 77664 selling above list price. With only 4 homes sold, one home can move that number a lot. Still, it stands out.
ZIP 75938 had 13.8 months of supply, according to the Real Estate Data Aggregator. That is a lot of inventory for the number of buyers. The average sale price there came in at 91.2% of list price, and zero homes sold above asking. Sellers in that ZIP may need to price carefully to stand out.
The rate picture right now
Realtor.com reported that mortgage rates surged above 7% for the first time since January 2025. Redfin reported the weekly average hit 7.4% on October 8, a three-year high. CNBC reported that Fannie Mae forecasts the average 30-year fixed rate at 7.4% for the fourth quarter of 2026.
Redfin also reported the typical homebuyer's monthly payment reached $2,777, the highest on record except for the previous week. That is real. It is changing what buyers can afford and how long they take to decide.
Nationally, Realtor.com reported that 20.8% of listings took a price cut in September, the highest share since October 2022. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026, but just 0.3% from the previous month. Growth is slowing at the national level.
Tyler County is not the national market. The Woodville area numbers show that local demand can hold up even when the broader picture is uncertain. Buyers who are ready are still acting.
- ZIP 75979 (Woodville area) had 25 pending sales, up 56.3% from a year ago, with months of supply down 5 months and homes for sale down 12.2%.
- Homes are still taking time to sell, with a median of 103 days on market.
- But the buyers are there.
- Other parts of Tyler County are quieter, and pricing matters more in those ZIPs.
- Rates above 7% are real pressure, but they have not stopped the market in Woodville.
One ZIP code is a wide net. A home on one street can read very differently from the ZIP average. If you want to know where your specific home stands, that is where the conversation starts.
