Part of Tyler County is moving faster than the national market feels
Realtor.com reported that mortgage rates surged above 7% for the first time since January 2025. At the same time, Realtor.com found that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. That is the backdrop. Now here is what the Real Estate Data Aggregator counted in Tyler County for the three months ending July 31, 2026.
ZIP 77664 (Woodville area): the tightest corner of the county
The Real Estate Data Aggregator counted only 5 homes for sale in ZIP 77664 during that period. Six homes sold. Half of all listings went under contract within two weeks. That is the kind of pace that surprises people when national headlines feel gloomy.
The Real Estate Data Aggregator also found that homes in ZIP 77664 sold for an average of 101.6% of list price. That means sellers were getting slightly more than they asked. About 1 in 6 homes sold above list price. With only 2.6 months of supply, buyers here had very little to choose from.
ZIP 75979 (Woodville area): more homes, more time
ZIP 75979 tells a different story. The Real Estate Data Aggregator counted 44 homes for sale and 20 sold in the same three months. The median sale price was $187,000, down 5.3% from the same period in 2025. The median days on market was 103 days, which is 60 days longer than a year ago. That is a real shift worth knowing.
Here is the honest picture for ZIP 75979. Sales volume jumped. The Real Estate Data Aggregator counted 20 homes sold, up 66.7% from the same three months in 2025. Pending sales rose 82.4% year over year to 31. More buyers showed up. But prices dipped a little and homes sat longer. Supply fell 5.8 months from a year ago, which helped move things. Still, only 3.2% of listings went under contract within two weeks, down 20.3 points from last year.
The smaller ZIPs: low volume, read carefully
A few other Tyler County ZIPs had very little activity. Small numbers can look dramatic, so read them with that in mind.
ZIP 77660 had 1 home sell and 2 for sale, according to the Real Estate Data Aggregator. That 1 home went under contract within two weeks, so the share reads as 100%. That is one house, not a trend. Months of supply sat at 6.1.
ZIP 75938 had 2 homes sold and 15 for sale. The Real Estate Data Aggregator counted 23 months of supply there, meaning at the current pace it would take nearly two years to clear the current inventory. Homes sold for an average of 94.4% of list price. None sold above list. About 28.6% of listings went under contract within two weeks, which is a brighter spot inside an otherwise slow picture.
ZIP 75936 had 1 pending sale and 0% of listings under contract within two weeks. ZIP 77624 had 4 homes for sale, 4 new listings and 2 pending sales, with 0% under contract within two weeks. Both ZIPs had very low volume, so the Real Estate Data Aggregator numbers reflect only a handful of homes.
What the national picture adds
Nationally, the Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Month over month, prices rose 0.3% in July on a seasonally adjusted basis. Those are slow, steady gains, not a surge. Realtor.com found active listings nationally grew 5.5% year over year, topping 1.16 million homes for sale. More supply at the national level, combined with rates above 7%, is making buyers more cautious everywhere.
Tyler County is not immune to that. ZIP 75979 shows longer days on market and a lower median price. But ZIP 77664 shows that tight supply and motivated buyers can still produce quick sales and above-list prices, even in this rate environment.
