Pearland is moving faster than the national housing slowdown
Realtor.com reported that national pending sales dropped 10.5% year over year in October 2026. That is the steepest decline since October 2023. When you hear that, it is easy to assume Pearland is caught in the same slide. The Real Estate Data Aggregator tells a different story for the three months ending August 31, 2026.
Pending sales: Pearland vs. the national picture
In ZIP 77581, the Real Estate Data Aggregator counted 154 pending sales. That is up 6.9% from the same three months in 2025. Nationally, the direction was the opposite. That gap matters if you are pricing a home or deciding when to list.
ZIP 77584 saw pending sales dip 4.1%, according to the Real Estate Data Aggregator. That is a small pullback, not a freefall. Both Pearland ZIPs held up far better than the national number.
Homes are going under contract quickly in Pearland
Speed is another sign of real demand. The Real Estate Data Aggregator found that in 77581, 35.7% of homes went under contract within two weeks of listing. That share actually ticked up 0.3 points from a year before. In 77584, 28.6% did the same.
Days on market tell the same story
The Real Estate Data Aggregator put the median days on market in 77581 at 27 days. That is 8 days shorter than the same period last year. In 77584, the median was 28 days, also 4 days shorter than a year before. Homes are not sitting.
What about prices?
Prices are a mixed picture. In 77581, the Real Estate Data Aggregator put the median sale price at $370,000, down 2.6% from a year before. In 77584, the median was $375,000, unchanged from last year. That is a steadier price floor than many markets are seeing.
The Federal Housing Finance Agency reported that U.S. home prices rose 2.4% from August 2025 to August 2026. Pearland's 77584 kept pace with that trend. The 77581 dip of 2.6% is worth watching, but it comes alongside rising pending sales, which is a different picture than a market losing buyers.
| 77581 Pearland | 77584 Pearland | |
|---|---|---|
| Median sale price | $370,000 | $375,000 |
| Median days on market | 27 | 28 |
| Pending sales change | +6.9% | -4.1% |
| Sale to list price | 97.5% | 98.5% |
| Months of supply | 3.1 | 3.2 |
Rates are making buyers think twice everywhere
It would not be honest to ignore rates. Realtor.com reported that mortgage rates peaked at 7.40% in mid-October 2026. CNBC reported that homebuyer applications were 19% lower than a year ago. Those headwinds are real. They are one reason national pending sales fell so sharply.
What makes Pearland different is that local buyers are still moving. The 77581 pending sales number rose despite those same rates. That tells you something about how much people want to be in this market.
A note on the Houston ZIPs in this market
ZIP 77047 and 77089 carry Houston addresses but sit within the broader Pearland market area. The picture there is softer. The Real Estate Data Aggregator put 77047's median days on market at 73, up 30 days from last year. Pending sales in 77089 fell 22.7%. These are different products at different price points, and they are reading differently from the Pearland ZIPs.
- National headlines about a housing slowdown are real, but they do not describe every street in Pearland.
- The Real Estate Data Aggregator counted rising pending sales in 77581 and nearly flat sales in 77584 for the three months ending August 31, 2026, even as Realtor.com reported a 10.5% national drop.
- One street, one price range, or one ZIP can read very differently from the whole picture.
- If you want to know what the numbers say about your specific address, that is the conversation worth having.
