Pearland is not moving at one speed right now
Nationally, Realtor.com reported that 20.8% of listings had price cuts in September, the highest share since October 2022. Mortgage rates surged above 7% for the first time since January 2025, also according to Realtor.com. That is the backdrop. But inside Pearland, the Real Estate Data Aggregator tells a more complicated story. Some ZIP codes have under three months of supply. One has over five. That gap changes everything about how you price and how long you wait.
Months of supply: the number that splits Pearland in two
Months of supply tells you how long it would take to sell every home currently listed, at the current pace of sales. Below four months generally favors sellers. Above five months gives buyers more room. The Real Estate Data Aggregator counted both conditions inside Pearland at the same time.
ZIP 77584 came in at 2.9 months of supply, according to the Real Estate Data Aggregator. That is the tightest reading in Pearland right now. ZIP 77047 sat at 5.2 months, nearly twice that. Those are two different conversations to have at the table.
How fast homes are moving
Speed tells the same story. The Real Estate Data Aggregator found that in ZIP 77581, the median home sold in 27 days, and that was 8 days shorter than the same period a year before. In ZIP 77047, the median home sat for 75 days, which was 26 days longer than a year ago. That is a big shift in the wrong direction for sellers in that ZIP.

What the quick-contract share tells you
The Real Estate Data Aggregator tracked how many homes went under contract within two weeks of listing. In ZIP 77581, that share was 40.1%, and it was up 7 points from a year before. That means 4 in 10 homes were moving fast, and the trend was getting stronger. In ZIP 77047, only 15.9% of homes hit that mark, and that share fell 2.6 points from last year.
Prices: a mixed picture
The Real Estate Data Aggregator showed median sale prices dipped in most of Pearland. ZIP 77047 was down 5% from a year ago, landing at $276,450. ZIP 77089 fell 3.5% to $275,000. ZIP 77584 slipped 2.1% to $382,000. ZIP 77581 was the one exception, edging up 0.9% to $388,500. Small moves, but the direction matters when you are picking a list price.
Sale price as a share of list price
Homes in all four ZIP codes are still selling close to their list prices. The Real Estate Data Aggregator put the average sale-to-list ratio at 98.4% in ZIP 77584, 98.2% in ZIP 77047, 97.6% in ZIP 77089, and 97.5% in ZIP 77581. None of these numbers signal panic. But they do confirm that overpricing does not get rescued at closing.
Inventory and new listings
The Real Estate Data Aggregator counted 242 homes for sale in ZIP 77584, down 14.5% from a year ago. New listings there also fell 8.2%. Less supply coming in, and more sales going out, is why that ZIP sits at 2.9 months. ZIP 77047 told a different story: 168 homes for sale, unchanged from last year, and new listings up 5.8%. More homes chasing the same number of buyers slows things down.
The national rate backdrop
Realtor.com reported that mortgage rates surged above 7% for the first time since January 2025. That affects buyers in every ZIP code. Higher rates shrink what buyers can afford, which puts quiet pressure on prices. The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Pearland's modest price dips in three of its four ZIP codes sit below that national pace.
