Pearland sellers have more room for mistakes now

Here is the one thing that changes what Pearland sellers should do right now. Realtor.com counted 20.8% of listings nationally with price cuts in September 2026, the highest share since October 2022. Buyers have more to compare. That means a home that is priced a little high or shows a little rough will sit longer than it would have before.

These numbers come from the Real Estate Data Aggregator for the three months ending August 31, 2026. They cover four ZIP codes that make up the Pearland market. The story is not the same in every one, and that matters.

The two Pearland ZIPs: still moving, but differently

Both Pearland ZIPs are selling in under a month at the median. That is genuinely good. But new listings rose 4.9% in 77581 and 1.4% in 77584, according to the Real Estate Data Aggregator. More supply means buyers can afford to be picky.

What the numbers say for sellers

The median price in 77581 dipped 2.6%, per the Real Estate Data Aggregator. In 77584 it held flat. Neither is a collapse, but neither is the easy market of two years ago. Homes that sell above list price are still out there: 11.7% in 77581 and 17.7% in 77584, per the Real Estate Data Aggregator. Those homes earned that premium with the right price and the right presentation.

Above list price is still possible in 77584

That 9.3-point jump in 77584 is real, per the Real Estate Data Aggregator. More homes in that ZIP are landing above list than a year ago. The sale-to-list ratio there is 98.5%, up 0.9 points. Sellers who priced carefully are being rewarded.

How fast are homes going under contract?

More than a third of homes in 77581 went under contract within two weeks, per the Real Estate Data Aggregator. That is strong. In 77584 it is still nearly 3 in 10. The homes hitting those numbers are the ones that came in priced right from day one.

The broader picture: rates and national supply

CNBC reported the average 30-year fixed rate at 7.37% as of late October 2026. That is up from the 6.8% rate CNBC tracked at the start of September. Realtor.com noted rates climbed above 7% for the first time since January 2025. Higher rates slow buyers down. They compare more carefully. That is why list price precision matters more now.

Realtor.com put active listings nationally at 1.16 million homes in September 2026. Buyers have choices they did not have before. Locally, the Real Estate Data Aggregator shows supply in the Pearland ZIPs is still under four months, which is relatively balanced. But the trend is worth watching.

The nearby Houston ZIPs: a different story

Two Houston ZIP codes sit at the edge of this market: 77047 and 77089. Their numbers look different from the Pearland ZIPs, and buyers and sellers in those areas should know that.

Months of supply5.53.8
Source: Real Estate Data Aggregator. 77047 median days on market rose 30 days from a year ago. 77089 rose 11 days. These are Houston, TX addresses, not Pearland.

ZIP 77047 is sitting at 73 median days on market, per the Real Estate Data Aggregator. That is 30 days longer than a year ago. Supply is at 5.5 months, which leans toward buyers. Sellers there have less room to price optimistically. ZIP 77089 is healthier at 40 days and 3.8 months of supply, though pending sales fell 22.7% from a year ago, per the Real Estate Data Aggregator. That drop in pending sales is worth watching.

What this means if you are thinking about selling

  • The Pearland ZIPs (77581 and 77584) are still moving in under a month at the median. That is a real advantage.
  • New listings are up in both Pearland ZIPs, per the Real Estate Data Aggregator. Buyers have more to compare.
  • Nationally, Realtor.com found 20.8% of listings needed a price cut in September. Pricing right from the start avoids that.
  • Rates at 7.37% per CNBC mean buyers are stretching. A home that needs work or is priced high will wait.
  • 77047 is a slower market right now. If your home is there, the strategy is different from Pearland proper.
In short
  1. Pearland is not a distressed market.
  2. Homes are still selling, and some are still going above list.
  3. But buyers have more options than they did a year ago, locally and nationally.
  4. The sellers doing well are the ones who priced carefully and came in ready.
  5. That is the whole game right now.

One more thing worth saying plainly: a ZIP code average does not tell you what your street is doing. The Real Estate Data Aggregator covers the whole ZIP. One block can read very differently from the number above. That is where a closer look at your specific address earns its keep.
