Santa Fe is moving faster even with mortgage rates above 7%
CNBC reported the average 30-year fixed mortgage rate hit 7.49% in early October 2026. That is a real headwind. But the Real Estate Data Aggregator counted 75 homes sold in ZIP 77510, the Santa Fe area, in the three months ending August 31, 2026. That is up 8.7% from the same three months in 2025. Buyers are still moving.
The number that stands out most: homes in 77510 sold in a median of 54 days, which is 17 days shorter than a year ago. Rates went up. Selling time went down. That tells you something about how Santa Fe is priced relative to what buyers can find elsewhere.
Supply is tighter too. The Real Estate Data Aggregator counted 90 homes for sale in 77510, down 25.6% from a year ago. Fewer choices for buyers means the homes that are priced right get attention quickly. At 3.7 months of supply, this is not a market sitting still.
What sellers are getting at the closing table
The Real Estate Data Aggregator shows homes in 77510 sold for an average of 97.7% of list price in those three months. That is up 0.1 points from 2025. And 12% of homes sold above list price, up 4.7 points from a year ago. Pricing well is not just a suggestion here. It is what separates a quick sale from a long wait.
About 23.1% of homes in 77510 went under contract within two weeks of listing, according to the Real Estate Data Aggregator. That share slipped just 0.5 points from 2025. Nearly one in four homes is under contract in two weeks. That is a real signal for sellers who are ready to go.
A look at the broader picture: rates and national inventory
The rate picture is not simple. CNBC reported the 30-year rate was 7.30% on September 30, 2026, then climbed to 7.49% by October 7, 2026. Realtor.com noted that rates topped 7% in September 2026 for the first time since January 2025. That pushed some buyers to the sidelines nationally. CNBC also reported that mortgage purchase applications fell 15% compared with the same week a year ago.
Nationally, Realtor.com reported active listings grew 5.5% year-over-year in September 2026, reaching 1.16 million homes. And 20.8% of listings nationally had price reductions in September 2026, the highest share since October 2022. Santa Fe is not immune to those pressures, but the local numbers tell a different story than the national ones.
How the two Santa Fe ZIP codes compare
ZIP 77510 covers most of Santa Fe. ZIP 77517 is a smaller slice of the same area. The Real Estate Data Aggregator shows some sharp differences between them in the three months ending August 31, 2026. Both are worth knowing.
| 77510 | 77517 | |
|---|---|---|
| Median sale price | $330,000 | $370,000 |
| Homes sold | 75 | 17 |
| Median days on market | 54 days | 15 days |
| Months of supply | 3.7 | 5.4 |
| Sold above list price | 12% | 17.7% |
| Under contract in 2 weeks | 23.1% | 50% |
ZIP 77517 only had 17 sales in those three months, down 48.5% from 2025. That is a small sample. But the homes that sold moved fast: a median of 15 days on market, which is 44 days shorter than a year ago. And 50% of homes went under contract within two weeks of listing, up 30 points from 2025. When inventory is thin and buyers are motivated, priced-right homes do not sit.
The median sale price in 77517 was $370,000, down 6.3% from 2025. With only 17 sales, one or two outliers can move that number. Do not read too much into a single data point from a small pool.
A note on Alvin (77511)
The Real Estate Data Aggregator also covers ZIP 77511, the Alvin area. It counted 154 homes sold in the three months ending August 31, 2026, up 12.4% from 2025. The median sale price was $299,863, up 5.2%. Days on market came in at 49, three days shorter than 2025. Alvin is moving too, at a price point below Santa Fe.
One honest note on Alvin: the share of homes sold above list price fell 8.6 points to 10.4%, and pending sales dropped 18.1% from 2025. The market is still moving, but sellers in 77511 are working a little harder for offers than they were a year ago. Pricing matters here, maybe more than in Santa Fe.
What this means if you own a home here
Rates above 7% are real. They slow some buyers down. But in Santa Fe, the Real Estate Data Aggregator shows supply dropped 25.6% in 77510 and 40% in 77517. Fewer homes for sale means the buyers who are out there have less to choose from. That is working in sellers' favor right now.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Santa Fe's 0.5% price gain in 77510 is modest by comparison. This is not a market where prices are running away. It is a market where steady, well-priced homes are selling in reasonable time.
- Santa Fe (77510) had 75 sales, 78 pending sales, and 3.7 months of supply in the three months ending August 31, 2026, all while 30-year rates climbed toward 7.49%.
- Homes sold 17 days faster than a year ago.
- Supply is tighter.
- Buyers are still showing up.
- Pricing well and being ready to move is what separates a fast sale from a slow one right now.
One last thing: these numbers cover whole ZIP codes. One street, one subdivision, one property type can read very differently from the ZIP code average. If you want to know what your specific home looks like in this market, reach out.
