Santa Fe stayed tight even with rates above 7%
Realtor.com reported mortgage rates topped 7% in September 2026, the first time since January 2025. That is a real headwind. Higher rates shrink what buyers can afford each month. Yet the Real Estate Data Aggregator counted 75 homes sold in ZIP 77510 during the three months ending August 31, 2026, up 8.7% from the same months a year before. Well-priced homes in Santa Fe kept finding buyers.
The supply picture in Santa Fe
The Real Estate Data Aggregator counted only 90 homes for sale in ZIP 77510, down 25.6% from a year ago. Fewer choices tend to keep prices from sliding. The median sale price held at $330,000, up just 0.5% year over year. That is not a surge. It is steady ground.
Homes are also moving faster. The Real Estate Data Aggregator put the median days on market in ZIP 77510 at 54 days. That is 17 days shorter than the same period in 2025. Sellers are not waiting as long. Buyers are deciding more quickly, even with higher monthly payments.
How ZIP 77517 reads differently
The other Santa Fe ZIP code, 77517, tells a different story. The Real Estate Data Aggregator counted only 17 homes sold there, down 48.5% from a year ago. That is a small pool, and small pools can move numbers a lot. The median sale price came in at $370,000, down 6.3% year over year. With only 17 sales, one or two outliers can shift the median. Do not read too much into a single number from a thin market.
One figure in 77517 stands out, though. The Real Estate Data Aggregator found that half of all homes went under contract within two weeks of listing. That is up 30 points from a year ago. The homes that did sell moved fast. Months of supply rose to 5.4 months, up 0.8 months, so not everything is moving. Price matters.
| 77510 | 77517 | |
|---|---|---|
| Median sale price | $330,000 | $370,000 |
| Homes sold | 75 | 17 |
| Median days on market | 54 days | 15 days |
| Months of supply | 3.7 months | 5.4 months |
| Under contract in 2 weeks | 23.1% | 50% |
What about Alvin?
Alvin's ZIP 77511 is a busier market. The Real Estate Data Aggregator counted 154 homes sold in the three months ending August 31, 2026, up 12.4% from a year ago. The median sale price was $299,863, up 5.2%. More inventory is available there too: 215 homes for sale, though that is down only 1.8% from last year.
One honest note for Alvin: the share of homes selling above list price fell 8.6 points to 10.4%, according to the Real Estate Data Aggregator. Buyers have a little more room to negotiate than they did a year ago. That does not mean sellers are losing ground. It means pricing matters more than it did.
The wider picture behind these numbers
Nationally, Realtor.com reported that 20.8% of listings had price reductions in September 2026, the highest share since October 2022. That is a real signal. Buyers across the country have more leverage than they did. Santa Fe's numbers held up better than that national trend suggests, but the pressure is real.
The Federal Housing Finance Agency reported U.S. home prices rose 2.6% from July 2025 to July 2026. Santa Fe's 0.5% gain in ZIP 77510 is below that pace. Alvin's 5.2% gain is above it. Both are in a reasonable range, not a bubble and not a collapse.
What this means if you own a home here
Supply is still lean in Santa Fe. That helps sellers. But rates above 7%, reported by Realtor.com, mean buyers are watching their monthly payment closely. A home priced right for its street and condition will still sell. One priced above the market will sit longer. The Real Estate Data Aggregator shows 97.7% sale-to-list in ZIP 77510. Sellers got close to what they asked, but not over.
Santa Fe is acreage and small-town living. Septic and well are common here, and that is normal, not a flaw. Buyers who know the area expect it. Make sure your property details are documented and ready. That keeps closings clean.
