Sweeny inventory is tighter even with more new listings
Here is the one number worth noticing. Homes for sale in Sweeny, ZIP 77480, fell 24.3% from a year ago, the Real Estate Data Aggregator shows.
That matters because new listings are still showing up. They rose 4.3% in the same period, per the Real Estate Data Aggregator.
So the shelves are getting restocked, but not fast enough to catch up. Buyers have fewer choices than last year.
Homes sold rose too, up 6.7% from last year, the Real Estate Data Aggregator shows. More deals are closing even with fewer listings.
Months of supply fell to 5.4 months, down 2.2 months from a year ago, per the Real Estate Data Aggregator. That tells buyers the pool is shrinking.
The median sale price in Sweeny came in at $249,000, the Real Estate Data Aggregator reports. That is down 11.1% from last year.
Homes are also taking longer. Median days on market hit 99 days, 16 days longer than a year ago, per the Real Estate Data Aggregator.
That jump stands out. More than a quarter of homes went under contract within two weeks, up 21.1 points from last year.
So the market has two speeds. Some homes move fast, others sit for months.
Pricing matters more now. Average sale price sat at 97.4% of list price, down 0.9 points from a year ago, the Real Estate Data Aggregator shows.
But 12.5% of homes sold above list price, up 5.8 points from last year, per the Real Estate Data Aggregator. Well priced homes can still spark competition.
Nationally, the picture looks different. Realtor.com says active listings grew to 1.18 million homes for sale, up 7.4% year over year.
Redfin reports the median U.S. home sale price actually fell year over year, the first drop in over three years, for the four weeks ending October 25, 2026.
Mortgage rates stayed high too. Realtor.com put the average 30-year rate at 7.33% in October 2026, the highest since 2023.
Sweeny is not following the national script. Here, choices are getting tighter, not looser.
