Texas City and La Marque are moving at different speeds
Freddie Mac put the average 30-year fixed rate at 7.40% as of October 8, 2026. That is the number sitting behind every offer in this market right now. Buyers are careful. They have to be. So the homes that sell are the ones priced to match where their part of the market actually is, not where a seller hopes it is.
The Real Estate Data Aggregator counted sales across three ZIP codes here for the three months ending August 31, 2026. The numbers do not tell one story. They tell three.
77590: The fastest of the three
ZIP 77590 covers the older core of Texas City. The Real Estate Data Aggregator counted 77 homes sold there in the three months ending August 31, 2026. The median sale price was $205,000, down 6.8% from the same three months in 2025. Prices are softer. But homes are moving faster, not slower.
| This year | Change from 2025 | |
|---|---|---|
| Median sale price | $205,000 | Down 6.8% |
| Homes sold | 77 | Down 4.9% |
| Median days on market | 48 days | 15 days shorter |
| Sale price as share of list | 95.1% | Down 2.2 points |
| Months of supply | 4.3 months | Down 0.4 months |
Forty-eight days on market is the quickest pace of any ZIP code here. That is 15 days shorter than the same period in 2025, according to the Real Estate Data Aggregator. Prices dipped, yes. But fewer homes are sitting unsold. Supply dropped too, down 12.9% year over year. When less is available and homes are still moving, that is a market finding its footing.
The Real Estate Data Aggregator found that 25.3% of homes in 77590 went under contract within two weeks of listing. That share was up 7.1 points from a year earlier. Roughly 1 in 4 homes here is finding a buyer fast. Price it right, and 77590 still rewards sellers.
77591: Higher price, but buyers are taking longer
ZIP 77591 includes newer parts of Texas City and some of the La Marque growth area. The Real Estate Data Aggregator counted 62 homes sold there in the three months ending August 31, 2026. That is down 21.5% from the same period in 2025. That is the sharpest sales drop of any ZIP code here.
Sixty-two days on market is two weeks longer than 77590. Supply is tighter than last year, down 13.9%, but homes are still taking more time. Buyers at this price point are being careful. At 7.40% on a 30-year loan, a $262,950 home costs meaningfully more each month than it did two years ago. Sellers here need to price with that in mind.
One bright spot: 16.1% of homes in 77591 sold above list price, up 6 points from a year ago, according to the Real Estate Data Aggregator. And 17.4% went under contract within two weeks. The right home, priced well, still moves.
77568 (La Marque): The most inventory, the longest wait
ZIP 77568 covers La Marque. The Real Estate Data Aggregator counted 159 homes sold there in the three months ending August 31, 2026. That is the largest count of any ZIP here, but it is also down 12.6% from 2025. And homes are sitting longer.
Seventy-nine days is a long time to wait. That is 17 days longer than the same period in 2025, the biggest increase of any ZIP code here. The Real Estate Data Aggregator also counted 234 homes for sale in 77568. That is more inventory than either Texas City ZIP, and supply ticked up 0.6 months year over year to 4.5 months. More choices for buyers means more competition for sellers.
Pending sales in 77568 fell 22.3% from a year ago, the steepest drop of any ZIP here. That tells you demand slowed before the period even closed. Sellers in La Marque are competing with a lot of other listings. Price cuts nationally hit their highest September readings since 2018, according to Realtor.com. That pattern is showing up locally too.
One honest note: 97.3% sale-to-list in 77568 is actually the strongest ratio improvement of any ZIP, up 3.1 points from 2025. Homes that do sell are closing close to asking. The challenge is getting to that point in the first place.
How the three ZIP codes compare
What rates are doing to buyers everywhere
Freddie Mac put the 30-year fixed rate at 7.40% as of October 8, 2026. The 15-year averaged 6.73% the same week. CNBC reported that mortgage applications to purchase a home were 15% lower than the same week one year ago. Refinance applications were 56% lower. Fewer buyers are in the market, full stop. That is the backdrop for every number above.
The Federal Housing Finance Agency reported that U.S. home prices rose 2.6% from July 2025 to July 2026. Nationally, prices are still moving up, just slowly. Here, all three ZIP codes saw median prices fall year over year. That gap between the national trend and local reality is worth knowing if you are setting a price.
What this means if you own here
If you own in 77590, your median price is lower than the other two ZIPs. But homes there are moving faster, and a quarter go under contract in two weeks. Pricing close to market value is working.
If you own in 77591, you have more price to work with. But buyers are taking longer, and sales volume dropped sharply. Overpricing by even a little can mean sitting for two months or more.
If you own in La Marque's 77568, you are in the most competitive seller environment of the three. More homes are available, days on market rose the most, and pending sales fell the hardest. A sharp, honest price from day one matters more here than anywhere else in this market.
- Three ZIP codes, three different paces.
- 77590 is moving fastest at 48 days and $205,000. 77591 sits in the middle at 62 days and $262,950. 77568 in La Marque is the slowest at 79 days and $285,000, with the most inventory.
- Rates at 7.40% (Freddie Mac, October 8, 2026) mean buyers everywhere are stretching.
- The homes that sell are the ones priced for the ZIP they are actually in.
One more thing worth saying: these are ZIP code numbers. One street can read very differently from the whole ZIP. A block closer to the water, a newer subdivision, a home with more updates, all of those shift the picture. The ZIP gives you the direction. Your address gives you the detail.
