Texas City and La Marque prices eased while the national market kept rising
National headlines said home prices kept climbing. Locally, the story was different. The Real Estate Data Aggregator counted sales across Texas City and La Marque in the three months ending August 31, 2026, and prices were down in every ZIP code. If you own a home here, that gap between the national number and your street matters a lot when you are picking a price.
What the national picture looked like
Redfin reported U.S. home prices were up 3.8% year over year in September. The Federal Housing Finance Agency put the national year-over-year gain at 2.6% through July. Those are real numbers, but they describe the whole country, not your block in Texas City or La Marque.
Rates added pressure on top of that. CNBC reported the average contract rate on a 30-year fixed mortgage hit 7.50%. Realtor.com noted rates topped 7% for the first time since January 2025. Fannie Mae, as reported by CNBC, forecast rates staying near 7.4% through the end of 2026 and around 7.5% through 2027. Buyers here are feeling that cost just like buyers everywhere else.
Texas City and La Marque: prices eased
Here is what the Real Estate Data Aggregator actually counted for the three months ending August 31, 2026.
| 77590 Texas City | 77591 Texas City | 77568 La Marque | |
|---|---|---|---|
| Median sale price | $205,000 | $262,950 | $285,000 |
| Price change vs. 2025 | down 6.8% | down 2.8% | down 4.8% |
| Homes sold | 77 | 62 | 159 |
| Median days on market | 48 | 62 | 79 |
| Months of supply | 4.3 | 4.9 | 4.5 |
The biggest price drop was in ZIP 77590, the older part of Texas City. The Real Estate Data Aggregator put the median there at $205,000, down 6.8% from the same three months in 2025. ZIP 77591 held up a little better, with a median of $262,950, down 2.8%. La Marque's 77568 came in at $285,000, down 4.8%.
How fast homes are selling
Speed varied a lot by ZIP code. That is worth knowing before you set expectations.
ZIP 77590 in Texas City actually moved faster this year. The Real Estate Data Aggregator showed median days on market at 48, which was 15 days shorter than the same period in 2025. That is a meaningful shift.
ZIP 77591 took longer, at 62 days, up 7 days from last year. La Marque's 77568 was the slowest, at 79 days, up 17 days from a year ago. More inventory in La Marque partly explains that. The Real Estate Data Aggregator counted 234 homes for sale there, up 1.3% from 2025, while both Texas City ZIPs saw inventory fall.
A closer look at each ZIP
77590: Texas City
The sale-to-list ratio in 77590 was 95.1%, meaning sellers gave up about 5 cents on every dollar of asking price on average. That was down 2.2 points from last year. Still, 15.6% of homes sold above list price, actually up 2 points from 2025. And 25.3% of homes went under contract within two weeks of listing, up 7.1 points. So while prices softened, the best-priced homes still moved quickly.
77591: Texas City
ZIP 77591 had the smallest price dip, down 2.8%, but the sharpest drop in homes sold, down 21.5%. Fewer transactions can make the median less stable, so that price figure is worth watching over more months. The sale-to-list ratio held up well at 97.6%. And 16.1% of homes sold above list price, up 6 points from 2025. Homes that were priced right still attracted buyers.
77568: La Marque
La Marque had the most activity of the three ZIP codes. The Real Estate Data Aggregator counted 159 homes sold and 234 for sale. But homes sat longer, a median of 79 days, and pending sales fell 22.3% from 2025. More inventory and fewer buyers in the pipeline is a combination sellers need to price around, not against. One bright spot: the sale-to-list ratio actually improved, up 3.1 points to 97.3%. Sellers who priced correctly still closed close to their asking price.
What this means if you are thinking about selling
The national 3.8% gain that Redfin reported is not your number. Your number is what sold within a few streets of your home, in the last 90 days. In this market, that number is running below last year in all three ZIP codes.
That does not mean you cannot sell well. The Real Estate Data Aggregator shows that homes priced right are still going under contract quickly. In 77590, more than 1 in 4 homes went under contract within two weeks. In 77591 and 77568, that share grew year over year too. The market is not stuck. It is just more precise about price.
What this means if you are thinking about buying
Buyers here have more room than they did a year ago. Prices are softer, supply is holding in the 4 to 5 month range, and sellers are generally accepting offers below list. Rates are still high. CNBC reported the average 30-year fixed rate at 7.50%, and Fannie Mae's forecast, also reported by CNBC, has rates staying elevated into 2027. That cost is real. But the local price environment is more open than the national headlines suggest.
Also worth knowing: Redfin reported that home sellers outnumbered buyers by 63% in the U.S. housing market in September. That dynamic is showing up locally too, with more supply relative to demand than a year ago.
- National prices rose.
- Local prices in Texas City and La Marque eased, by 2.8% to 6.8% depending on the ZIP code, in the three months ending August 31, 2026. Homes priced well still sold, and some even drew offers above list.
- But the market rewards accurate pricing more than ever right now.
- One street can read very differently from the ZIP code average.
