The West End is moving slower and pricing softer than the rest of the Island
If you own a home on the West End of Galveston, the numbers from the three months ending August 31, 2026 are worth a close look. Prices are softer and homes are taking longer to sell out here than in the rest of the Island. That is not a crisis, but it does mean pricing and patience matter more right now.
The Real Estate Data Aggregator counted a median of 120 days on market in ZIP 77554, the West End, for the three months ending August 31, 2026. That is 11 days longer than the same period in 2025. A home sitting four months before going under contract is not unusual out here right now.
Compare that to the East End and Midtown, covered by ZIPs 77550 and 77551. The Real Estate Data Aggregator put median days on market at 86 days in 77550 and 76 days in 77551 for the same period. The difference is real and meaningful if you are deciding where to list or what to offer.
| West End (77554) | Midtown/Near West (77550) | East End (77551) | |
|---|---|---|---|
| Median sale price | $595,000 | $333,750 | $269,000 |
| Price change year over year | down 5.9% | down 1.8% | up 5.5% |
| Median days on market | 120 | 86 | 76 |
| Homes sold above list | 0.6% | 4.2% | 5.6% |
| Months of supply | 10.1 | 8.2 | 8.2 |
The median sale price in 77554 was $595,000, according to the Real Estate Data Aggregator. That is down 5.9% from the same three months in 2025. Prices in 77551, which covers the East End, moved the other way: up 5.5% to $269,000. The two parts of this Island are telling very different stories right now.
Almost nobody is paying over asking on the West End
The Real Estate Data Aggregator found that only 0.6% of homes in 77554 sold above list price in the three months ending August 31, 2026. That is down 3.3 points from the year before. In plain terms: bidding wars on the West End are nearly gone. Sellers who price expecting a cushion may be disappointed.
Homes in 77554 sold at an average of 93.9% of list price, the Real Estate Data Aggregator reported. That is down 0.4 points from 2025. If a seller lists at $700,000, they are closing, on average, closer to $657,000. That gap is worth knowing before you set a number.
Supply is still high, even though it dropped
The Real Estate Data Aggregator counted 530 homes for sale in 77554 during this period, down 11.8% from a year ago. That sounds like good news for sellers. But 10.1 months of supply means buyers have a lot to compare. A balanced market is typically around six months. Out here, buyers are in a stronger position to take their time.
One bright spot: the Real Estate Data Aggregator counted 161 homes sold in 77554, up 3.2% from 2025. Pending sales reached 179, up 0.6%. Homes are selling. They are just taking longer and closing closer to, or below, list price.
A few homes are moving quickly, even out here
The Real Estate Data Aggregator found that 8.9% of homes in 77554 went under contract within two weeks of listing. That is actually up 5.5 points from 2025. A small group of well-priced homes is still finding buyers fast. The rest are waiting. Price is the difference.
Rates are adding pressure across the board
This is not just a West End story. Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. CNBC reported the average contract rate for a 30-year fixed mortgage at 7.50% as of mid-October 2026. Fannie Mae, as reported by CNBC, forecast rates at 7.4% for the fourth quarter of 2026 and 7.5% through 2027.
Higher rates shrink the pool of buyers who can qualify. That matters most where prices are already high, like the West End. Realtor.com also reported that 20.8% of listings nationally had price cuts in September 2026, the highest share since October 2022. The West End's softness fits that national pattern.
What this means if you own on the West End
West End homes are a different product from the East End. They sit beyond the seawall, many are raised on piers or stilts, and windstorm coverage through TWIA matters here. Buyers factor in elevation certificates and insurance costs when they make offers. Those are real costs that affect what someone will pay.
Also keep in mind: short-term rental rules on Galveston require city registration and hotel occupancy tax. If you are selling a home you have been renting out, a buyer will want to verify that setup, not assume it transfers automatically.
On the West End, beachfront, canal, bay, and interior lots are not the same market. A beachfront home in Pirates Beach and an interior lot in Jamaica Beach will price and sell differently. The ZIP code number tells part of the story. Your specific lot tells the rest.
- The West End posted a $595,000 median sale price, down 5.9%, with 120 median days on market and 10.1 months of supply, all per the Real Estate Data Aggregator for the three months ending August 31, 2026. Sellers who price sharply and give buyers time to compare are the ones closing.
- The East End is moving faster and pricing higher.
- One ZIP code does not tell the whole story, and one street can read very differently from the ZIP code around it.
