This market is holding steady, but Manvel and Rosharon are not moving the same way

You may have seen the national headlines. CNBC reported that pending home sales dropped 7.3% in September. That is a real number, but it is a national number. It does not tell you what is happening on your street in Manvel or Rosharon. The Real Estate Data Aggregator counted 558 pending sales across both ZIP codes in the three months ending August 31, 2026. That is up 0.2% from the same months in 2025. The market here is not falling apart. But it is not one market either.

Manvel is picking up speed

In ZIP 77578, Manvel, the Real Estate Data Aggregator counted 283 homes sold in the three months ending August 31, 2026. That is up 18.4% from the same period a year ago. Pending sales in Manvel came in at 273, up 18.2% year over year. Homes are also sitting a little less long. The median days on market dropped 8 days shorter than a year before, landing at 82 days. That is still a patient market, but the direction is good.

The median sale price in Manvel reached $469,157, up 5.5% from a year before. The Federal Housing Finance Agency reported U.S. house prices rose just 2.4% over the same stretch nationally. Manvel is outpacing that. Sellers in Manvel are also getting closer to their asking price. The average sale came in at 97.7% of list, up 1.8 points from a year ago. About 7.4% of homes sold above list price, up 2.8 points. These are not dramatic numbers, but they are moving in the right direction for sellers.

Rosharon tells a different story

In ZIP 77583, Rosharon, the Real Estate Data Aggregator counted 274 homes sold in the three months ending August 31, 2026. That is down 10.7% from a year before. Pending sales fell too, dropping 12.6% to 285. More supply is sitting on the market relative to demand. Months of supply in Rosharon came in at 5.2 months, and homes for sale totaled 465. The median sale price was $321,995, up just 0.6% from a year ago. Price growth has nearly stalled.

One number in Rosharon does stand out in a good way. The share of homes that went under contract within two weeks of listing rose 6.1 points from a year ago, to 16.5%. That tells you well-priced homes are still moving quickly. But the share of homes that sold above list price fell 10.6 points to 9.9%. Buyers in Rosharon have more choices and more leverage than they did a year ago. Pricing needs to be sharp.

What the broader picture adds

Rates are not helping buyers right now. CNBC reported the average 30-year fixed mortgage rate at 7.37% as of October 28, 2026. That is real pressure on monthly payments. Realtor.com reported that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. That is not this market specifically, but it shows the environment sellers are working in. Buyers have options and they know it. A home priced right still moves. A home priced for last year's market will sit.

Manvel and Iowa Colony are mostly new-build master-planned communities. A Manvel or Rosharon mailing address does not always mean the same school district. Always verify the ISD by address before you make a decision based on schools.

In short
  1. The combined totals look calm.
  2. But Manvel and Rosharon are not doing the same thing.
  3. Manvel is gaining speed: more sales, higher prices, shrinking supply.
  4. Rosharon is softer: fewer sales, nearly flat prices, more months of supply.
  5. If you are pricing, timing, or planning a move in either area, the ZIP code you are in matters more than the headline number.

One more thing worth saying: the numbers above cover full ZIP codes. One street, one subdivision, or one price range inside those ZIPs can read very differently from the whole. The Real Estate Data Aggregator gives us the shape of the market. Your specific home or target address needs a closer look.
