Woodville sales rose, but homes are still taking longer to sell
More homes sold in Woodville than a year ago. That is the good news. The honest part: buyers are taking their time, and pricing still decides who wins.
For the three months ending August 31, 2026, the Real Estate Data Aggregator counted 20 homes sold in Woodville (ZIP 75979). That is up 53.8% from the same three months in 2025. Pending sales came in at 25, up 56.3% year over year. Buyers are active. They are just not in a rush.
The number that matters most: 103 days
The Real Estate Data Aggregator put the median days on market in Woodville at 103 days. That is 44 days longer than the same period in 2025. More homes are selling, but the ones that sell are taking nearly three and a half months to get there.
That gap tells you something important. Buyers are present, but they are patient. A home priced a little too high, or not shown at its best, can sit for a long time before it finds its person.
Prices edged up, but sellers gave a little ground
The Real Estate Data Aggregator put the median sale price in Woodville at $187,000, up 3.9% from a year before. That is steady, positive movement. At the same time, the average sale price came in at 93.4% of list price, down 2.1 points from 2025. Sellers are still getting close to their asking price, but buyers are negotiating a bit more than they were.
Only 5% of homes sold above list price, according to the Real Estate Data Aggregator. That is actually up 5 points from last year, so a small share of well-priced homes are still drawing strong offers.
Supply is tighter than it looks
The Real Estate Data Aggregator counted 43 homes for sale in Woodville during this period, down 12.2% from a year ago. New listings fell 6.5% to 29. Months of supply dropped 5 months to 6.6. Fewer homes are coming to market, which helps keep prices from sliding.
Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026, and 20.8% of listings took a price cut, the highest share since October 2022. Woodville's local picture is more balanced than that national story suggests.
How the rest of Tyler County looks
Woodville is the most active market in the county by volume. The other communities are smaller, but each has its own story.
| Woodville | Colmesneil | Warren | Hillister | |
|---|---|---|---|---|
| Homes sold | 20 | 4 | 4 | 2 |
| Pending sales | 25 | 8 | 5 | 2 |
| Months of supply | 6.6 | 13.8 | 4.6 | 6.1 |
| Sale to list price | 93.4% | 91.2% | 103.1% | 95.7% |
| Sold above list | 5% | 0% | 25% | 0% |
Warren (ZIP 77664) is a small market, just 4 homes sold, but the Real Estate Data Aggregator shows sellers there averaged 103.1% of list price. A full 25% of homes sold above asking, and 40% went under contract within two weeks. That is a tight little pocket.
Colmesneil (ZIP 75938) is the opposite. The Real Estate Data Aggregator counted 13.8 months of supply there, which means it is clearly a buyer's market. Sellers averaged 91.2% of list price, and no homes sold above asking.
Spurger (ZIP 77660) had a small but notable number: 66.7% of homes went under contract within two weeks of listing, according to the Real Estate Data Aggregator. The sample is small, so read that carefully. But it does suggest the right home there moves quickly.
What the national picture adds
CNBC reported the average 30-year fixed mortgage rate fell to 7.41% from 7.50% in the week ending October 21, 2026. That is still high. CNBC also reported purchase mortgage applications fell 7% for that week and were 18% lower than a year before. Buyers nationally are pulling back. The fact that Woodville's pending sales rose 56.3% in this same period says something real about local demand holding up.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Woodville's 3.9% price gain over the same stretch is running a little ahead of that national pace.
What this means if you own a home here
Buyers are out there. The Real Estate Data Aggregator's numbers prove it: more sales, more pending contracts, and a median price that moved up. But 103 median days on market is a real number. It says buyers are choosy and willing to wait.
Pricing close to market value from the start matters more than ever. Homes that need to chase the market with cuts tend to take longer and settle for less.
- Woodville sales jumped 53.8% and pending contracts are up 56.3%, both strong signs.
- But the median home took 103 days to sell, 44 days longer than last year.
- Buyers are active and patient.
- Price and preparation still decide how long you wait.
